We hired monarch to build our house in spring of 2021. We moved in winter of 2022 after 2 failed inspections and months of extra fees from the bank due to the project running too long.
During that timeframe we worked with 5 different project managers (they kept leaving or getting fired) We were never assigned a project manager. Without a project manager and a revolving door of construction managers, it was a very disorganized build to say the least.
There were at least 3 or 4 “CFO’s” during the time of our build so all the budget was also always a moving target that was not communicated to us.
We were never presented with proposals for work done or invoices. They used our funds like an open checkbook to get the job done regardless of cost. They offered a 1 year “warranty” after move in. However it was like pulling teeth to get anybody to come fix anything (and there was a lot that went wrong, leaking roof, leaking window, broken sink, lights installed wrong, list goes on). The 5th construction manager has been at our house every week for the last 12 months telling us work would get done eventually. Just last week a screen door arrived, a year after move in!
When repair work was actually it done, they then billed us for warranty items. Things that were done wrong the first time, asking us to pay again to get it right. When doing a final tally of invoices, which we had to do ourselves (again no project manager approving invoices), it turns out we overpaid. Now they refuse to give us our money back. Instead they want money from us for the repair work!
We paid a hefty management fee and they did very little project management. They are also not returning the town of Vienna bond fees after several requests. Once they found out they owe us money they are not returning messages. this is not the experience that was promised at the start. They are either incompetent or criminal, I still haven’t figured out which.
Either way I would suggest looking elsewhere to get your home done.Several homes on our street have been knocked down, built and lived in all while we are still dealing with this company and unfinished work. The blue tape we put up during our walkthrough a year ago is still up. Bottom line is they don’t get the job done right the first time and then they don’t want to pay to fix it.

If you’ve already had the same experience but have been afraid to leave an honest review because they hold leverage of completing your home or owing you money, please don’t let others fall for the same promises they give. At the very least do not give them another penny!

Beware, beware, beware. I built with Monarch in 2023 and I’m still paying for it. The company went down hill after the owner Farris passed away.
Had issues since the start of the build
1. Was over billed for the dirt removal and turned around charged me again to add more dirt that was previously removed
2. My whole house developed mold and had to be remediated because the property was left open to moisture
3. The contractors are subpar. Example: the tray ceiling had to be redone two more times and I still had to hire my own contractors to finish it
4. My driveway/walkway are crumbling, the garage slab is separating from the house structure
5. I have walls that are bowing. the HVAC system duct was sized wrong so we have poor airflow
6. The main floor and second floor sub flooring is loose, most likely from when the mold remediation when they soaked the house in the anti fungal. I also have two huge holes in my ceiling in the basement. The floor from the second and main floor feel unstable
7. The front of my house look like a war zone because they had to rebuild the rain garden. They built it and it wasn’t draining so I had mosquitoes. I contacted Fairfax county after Monarch wouldn’t do anything about it. The county made them redo it. Their contractors cut up my sprinkler lines and damaged the concrete, monarch refuses to repair anything unless I remove the reviews
8. It has been 2.5 years since we moved in and monarch kept dragging their butts on warranty repairs and never completed them. Now they’re saying that the warranty expired
