We really wanted to be excited with Monarch Homes Ohio building our new home, and perhaps we are the exception, but poor workmanship from the sub-contractors, and a lack of oversight from our "Personal Builder" have caused a multitude of issues, taking months of time and heartache to resolve. We have a 2 year-old house that shows the age of one 50+ years old.
Also, buyer beware, during our build, the warranty and build specs attached to our contract were based on guidelines from the Homebuilders Association of Greater Cincinnati, of which strangely, they are no longer members.
A Top 10 list of just some of the bigger problems we have suffered:
1. No Pre-construction meeting. Lost opportunity for triple sill plate.
2. Having to call the Personal Builder to introduce myself.
3. Poor communication throughout the build and subsequent fixes.
4. 3 month construction extension, that was NOT due to weather.
5. $2000 misquote on kitchen granite.
6. Flooding in the basement for months from cracked foundation.
7. Structural issues, uneven floors due to poor framing workmanship.
8. Improper HVAC connections causing moisture buildup in attic.
9. Improper shingle installation causing attic water intrusion.
10. Incorrect installation of both bathroom tiles & shower door.
