Where do I start? *STEER CLEAR OF THIS BUILDER*
I met James Moss through a house I saw that he was finishing building and fell in love with it in Raleigh. I was then put in touch with him to help me design my house at 831 Postell St. Big mistake! My house was built in 2020 by James Moss and his company and it looks beautiful, my home photos are even photos all over his home page. We recently listed it to sell since we need more space for our growing family. We received an offer on the house and that buyer hired an inspection company who came and had PAGES of issues with the house that "passed inspection" in 2020 through his recommended inspector company when I closed on it. Moss Construction left there building wood debris under our house in the crawl space under the vapor barrier. We were told the soil was treated for termites as well as the house but turns out the rotting debris of wood was a very attractive bait for termites which we had no idea of and it's now costing us 1800.00 to treat the termites as well as removing all the wood debris under our home and retreat everything. Another problems the termites it caused was major band joist damage that all needs to be replaced for an additional 3900.00. Aside from that the inner foundation of the house has bricks that are flipped sideways to save from having to use more bricks for the foundation assuming they didn't have enough material on hand so they tried getting around it by flipping the bricks with the holes visible which we are needing to put 1200.00 in for to cover up all these holes by a licensed masonry. There are missing anchor bolts for the sill plate on the foundation, missing safety anchors for the stairs on our deck, missing insulation inside the walls of the house, roof sheathing is falling off in the attic under the roof, cracked roof rafters in the attic, all our roof flashing is all bent and coming off, and there is so much more that now we know why our house temperature was always strange due to the missing insulation, as well as windows were cracked after 2 years that needed to be replaced from the roof rafters being cracked and settling the house on dangerous foundation that is not by code. All on a 4 year old home that we paid around $500,000 for at the time. My hope is that anyone looking into using this company does there research and sees what we are going through and hope you do NOT spend your money with this company or else it will end up costing YOU money to repair things they cheap out on because they are SHADY. Sadly we had to find out all of these issues from selling the home but are thankful because it could make for a very dangerous home to live in if these issues were never found! So thank you James Moss Construction and Design for costing us an extra $10,000 to make it safe for our new buyers.
