Since we signed our contract back in April we have had nothing but issues. Delays, unsafe craftsmanship , design flaws, not up to code progress on our home if any progress at, no crews showing up for weeks at a time…. And the list goes on.
The most frustrating part, no communication. Once they received our 85k deposit no one will respond to emails / calls and or requests to discuss our home.
We relocated and are living in an air bnb short term , with a new born baby…. And they don’t have the courtesy to discuss a timeline with us and or prioritize our home. The amount of stress they’re causing us due to lack of communication and property design and poor build planning is immense.
At this point since we can not get in touch with anyone we have no option other than to hire legal representation.
DO NOT build with Nest Homes- once they lie to you on timeline , communication and or expectations and get your deposit, they ghost you and do not address ANY of your concerns. “ You signed a contract “ is the only communication I get from them.
House was expected to close in October …. My guess is march - April at this point. We even offered to make some sacrifices and switch to a home that’s less desirable to get into a hole sooner ….. but the Nest realtor won’t allow us since they don’t get commission on that build. Definitely not working in the best interest of the client… the only concern is lining their pockets with money !

Nest homes was contracted to build our home and did so without properly grading our lot, leaving standing water around our home. We closed on our new construction home February 2019, and let the builders know immediately that there was standing water around our home, due to improper grading and drainage. They initially denied culpability, but as we persisted with pictures and video, they recently (September 2019) agreed it was problematic. We have had numerous contractors consult with us on solutions and the cost associated, and have gotten no quotes less than around $6500. Nest has offered to give us $1800 or a rock bed, which does not solve the problem, rather masks the standing water. We are not interested in money or the rock bed, and really only want the problem permanently resolved. It had been 8 months of Nest playing hard to get and offering no real solutions. We have audio recording of their landscaping contractors revealing that what they are offering will not fix our problems. The owners Eric Wood, who is our neighbor, 3 doors down, and Zeno Hawkins refuse to come to our home to view the problems. We spent over $16,000 on our sod alone, which is all but destroyed, and are being forced to live with standing water, which is breeding mosquitoes, algae, and mold. We have an 11 month old baby, and we fear for her health due to these conditions. Our house has cost us over $1.3MM and we would at a bare minimum expect Nest to rectify this situation, to which we are agreeable. Currently they are managing a large job, down the road, Lake Walk, which is experiencing similar problems, and have been equally evasive there.
I would not recommend this builder. -

Building a new home is stressful, to say the least. But with Tim Carr, our project manager, he was able to keep the stress to a minimum. Anything that was an issue was immediately addressed. And his attention to detail and concern for the homeowner's satisfaction didn't stop with the signing of the papers. He is the best project manager we have ever worked with.

DO NOT BUY FROM NEST HOMES!!!!! I waited to write this in hopes that Nest would make right on the many many mistakes they have made. We have had too many issues to list, but I will state them briefly below in hopes to save other home buyers from making the mistake we did.
Building process
1). Inconsistent timeline
2). Lies about progress of home
3). Pushed Closing date month over month with no notice
4) MINIMAL communication, if any, on progress of home
5). Inspection checklist not completed before we moved in
6). Punch list not completed before we moved in
So, we were rushed into our home due to the fact that Nest was so far behind schedule on our home.... and they were under contract to get us in by Jan. What a DISASTER the first two months in our home has been! They basically moved us into an unfinished home...
Now that we're finally in our home after all the delays and issues ... I was hopefully we would love it ... I was WRONG. We have so many issues, and had the pleasure of moving into a dirty home... drywall dust everywhere, debris and dirt.
6 weeks in our home
1). They still have not completed all of the punch list repairs
2). They have sent 14 contractors/trades to our home on 14 separate occasions for repairs in 6 week.... .... (we have full time jobs and a newborn, so this has been pleasant to say the least) This was only after I emailed/called/complained to have the items repaired, as they we're not proactive in making sure they repairs were completed.
3)Our kitchen and bathroom cabinets look used. dents, scratches, and they're uneven.... and crooked. Many of the the cabinet doors don't soft close, they stick when trying to close.
4). Many of our walls aren't square/ and or they're bowed.... its noticeable with the naked eye.
5). 13 of our door frames were not level/and or had to be cut out from frame... left unfinished, and then they tried to caulk them as our repair option. They looked horrendous... see photo attached.
6). Our carpet isn't even, and has bumps/bubbles underneath
7). Our two guest baths drywall isn't flat and the wall is at a slant and bubbled.
8) Currently, you can see all the seams on the drywall in our ceiling and loft. They're here attempting to fix it for the third time on a scaffold, banging /mudding.....our entire home is draped while my newborn is trying to nap
The craftsmanship of this home is awful. The model i saw was gorgeous, and sadly that is not the case for our home. It feels like we moved into a 200k home with first time contractors building... who've never done this before. Meanwhile Nest homes claims to be a "Experienced builder, who sell luxury homes"
Well.. we spent $852k on our "Luxury" home and I can guarantee the craftsmanship of our home is far from luxury... and/or even done correctly. The last year of a relationship with NEST has been the worst choice we have made for our family.
Communication from the team:
They love to play the "blame game".. once they had our 80k deposit and a signed contract from us.... you could tell we did not matter. I practically have to hound them to get anyone to answer a call/email/and or follow up on a service request. It's apparent once they have your money, they no longer care about your experience or making sure you're in a safe/comfortable home.
Save yourself the headache and stress and choose a different builder for your home.
