Before I get into the review of the of our experience with NZC, please understand that overall, we love our house so much and it really takes a lot for me to write a bad review of a company. We gave this company multiple chances to fix their mistakes, but they chose to make excuses and shrug their shoulders. We made it very clear to the builder that we would have paid any additional cost to have things done properly the first time during the building process. Here are the bullet points of our concerns, the summary is below.
1. Improperly graded the foundation and buried drain lines towards the house, which directed all water runoff to the corner of our house.
2. The downspouts that we paid extra for the builder to install were a complete disaster that caused flooding, stagnant water in the downspouts, and improper drainage towards house. (This was assessed by multiple landscapers/contractors)
3. Nailed scrap wood at the base of exposed deck post over exposed rebar day of closing vs. standard post wraps which were agreed to with foreman prior to closing.
4. They left rough unsealed drywall exposed to the unfinished basement on the countertops.
5. Did not remove paint and concrete splatter on the exterior of the home.
6. Improper exterior wall insulation causing ice to build-up on the interior wall over winter.
7. Did not perform initial backflow test on sprinkler system and submit proper paperwork to the city.The house was 90% built when we contracted with NZC. We made a couple changes orders prior to closing and paid extra for a few additional items including buried downspouts. The carpet was builder grade with no padding under the carpet with noticeable nails throughout the house. Once we had the contract on the house that is when lack of communication and quality became apparent. Prior to closing the builder had to fix windows that were accidently sheet rocked over, sealed the wrong homes floor prior to closing, and didn’t finish punch list items prior to closing. We closed on the house in the fall and water the yard heavy for new sod to take, then winter came, and the north side of the house was always a little more wet than everywhere else. In March we were going to terrace the area that was always wet, but when we lifted the sod in the corner of the house there was 2-3 feet of water where the builder buried the footing drain. We then reached out to NZC with our concerns.
After closing on the home their real estate agent, foreman, and point of contact office staff all left the company. We then communicated with their new team our concerns with punch list items, flooding/drainage, and improper installation of downspouts. They came out and said that’s the “new way” to bury downspouts and they wouldn’t fix their mistake. The foreman also admitted that they should have put a 4-8 foot retaining wall and French drain on the side of the house where there was flooding. Once the foreman realized their mistake, they cut off all communications with us and will not honor their home warranty.

We bought house from this builder, had several issues come up in first year that we were told would addressed by the superintendent we were working with. Now go out 9 months, we still had several items that had never been addressed, so we attempted to contact builder himself, sent certified letter IAW our contract, which was returned sender never picked up. We sent emails and made phone calls that were ever returned. We finally received phone call form operation manager, and he stated he did not believe that all the issues I had sent were brought up when we first moved in, I sent communications showing most of our issues were brought to attention of superintendent within fist 3 months of living in house and a couple were brought up when we discovered, all well within the 1-one year warranty we had. After speaking with him, he along with superintendent came to house to do walk through, he stated things they would fix and things that were to expensive for them to fix. Cost should not have been factor in determining what they felt they would fix or not fix. At this point, we sent in complaint to Attorney General. AG attempted to get response from builder for 3 months and then put case in unresolved status. After I left several reviews warning buyers to beware, a representative for the builder responded to AG, in this response they lied about several things. Builder refused to make right what was wrong with house. Leaving it us to pay to correct their mistakes and poor craftsmanship. We even offered to pay for one inspection to be done and if issue was discovered, as we expected, they would then pay to fix, since they felt there was no issue, they still refused. To say, dealing with this builder was a nightmare, would be an understatement.

We bought a new home built by NZC Homes May of 2019. About 6 months after we moved in we began having issues with grout cracking throughout our house. Warranty said we had to wait until our 1 yr assessment to report grout issues. At 1 yr we reported issues. Finally Kenny's Tile came out and replaced a tile and patched where the grout was cracking. (The grout that was patched didn't match the original grout so you could see everywhere it was patched). A few months after all these same areas began to crack again. Again it was reported to NZC Homes and the warranty company, we struggled to get any response. After many phone calls and texts they finally came back out close to 7 months after initially reporting. During this time I was told there was a dispute of responsibility between NZC Homes and Kenny's Tile. We got caught in a blame game dispute. During this time, NZC Homes sent out Con Carpet for a non-bias opinion. We were told by Con Carpet there was an issue with our floors and they would submit a bid for needed repairs. I was told by NZC Homes the tile was ordered and as soon as it came in Con Carpet would be out to repair. Crickets for months with calls and texts and no response received from NZC Homes. Finally received a text from NZC Homes that Kenny's Tile didn't order the tile as requested but it would be resolved immediately. Once it was agreed that our issues would be addressed our tile was no longer available, the entire master bathroom floor would now need to be redone. This now became a bigger expense that neither company wanted to be a part of. Both parties contacted me the day before the meeting and I was told both would be blaming each other and it would most likely get nasty but that our floor would be fixed regardless by one of the parties. The plan according to Kenny's Tile was that they were going to start with the issues in our laundry room by pulling up a tile to assess the subfloor since they had the tiles to replace that flooring. So they admitted there were multiple issues even then. When Nick (NZC Homes) arrived he assessed then asked to see our basement which he then realized we had finished. He then blamed the contractor for our main issue (picture). Measurements show this is an impossibility for this to be a basement finish issue. At this point they wouldn't address any of the other grout issues through out our house, not even the laundry room (pictures), they stated the house was out of warranty and the master bathroom full replacement was on our contractor. (everyone that had been to our house Kenny's Tile, NZC Homes Warranty and Con Carpet all had looked at our basement, knew it was finished, never said anything about the basement finish being an issue). At one point we were told by Kenny's Tile there was a material issue they had during the time our house was being built and they were sure that was the problem and that no house that was only a little more than 2 years old should have these issues. They totally took that back once they were going to have to replace the entire master bathroom floor. The day after our meeting Nick, NZC Homes sent a text telling us to hire a structural engineer to prove that our contractor was at fault (apparently even for the upstairs bathrooms, weird how that could be) and that he would no longer be accepting calls from my phone # and that our home was out of warranty and none of this was his issue. He also stated in the text that he would send us another # we could contact for any further conversations, still waiting on that information (just another NZC Homes lie). Needless to say we have grout issues with all of our bathrooms and laundry room and the expense is on us.
