WARNING DO NOT USE this builder. They have so many houses going, they are use to doing shotty jobs in these housing developments where they throw 10 houses up at one time cheaply. The crew working on my parents home are half doing the job they are framing and missing what they are trying to nail, they are using some of the worse wood out of the wood delivered but yet they are leaving each day with wood on their trucks. The “supervisor” has not spoken with my parents yet, he keeps being so busy and when he did make an appointment he cancelled it because he was going on a company vacation to Spain. He promised to get with my dad when he got back which was 2 weeks ago my dad still has not heard from him. The supervisor showed up only to get some wood from my dads home to use on another home and surprise to him my dad was there and asked to talk to him about problems he rudely blew my 80 year old dad off telling him they could do a walk thru later and would fix everything. It’s looking like he will probably try the same thing others have written in their review and try to say nothing they can do about it now. The realtor has called and texted the supervisor many times he does not answer the phone, sounds like this is the way they roll. Thank goodness for these reviews with people telling how these people are so we know NOT to close with them until everything is fixed. So far with just framing shotty job. Also, the first time the inspector came he never even got out of the car..that’s why the inspections are going thru. Make sure you get a private inspection or that someone is looking at the house that knows what is going on. I will post review for outcome. One last thing, supposedly my parents have the “best supervisor” well I would hate to see the others. This guy can’t make a simple phone call to my dad. We have asked him on several times and the realtor has called and text on many occasions asking him to call my dad, he means he will not call and now does not answer the calls and texts from realtor.

If there was an option to give zero stars I would. First they built my home backwards (opposite to the original one we were shown) then they did not put the trey ceiling that was supposed to be in the breakfast nook. I pointed that out to them during framing and was told there was nothing that could be done at that point. We also asked for the fireplace to be built up off the ground with a surrounding so we could sit by the fire. Again, that was wrong. I dropped by to check the progress with our home and found the painters had their children in the master bedroom, on our carpet, eating and drinking c
Koolaid. Before closing we had a list a mile long to fix. None of which was fixed, or halfway fixed. Our biggest issue is our dining room window. We have fought with them for going on 5 years now. The window is leaking to the point that our paint and drywall has literally fallen off. The window will is brown and swollen from the water. To make matters worse our center wi Dow is completely cracked, top to bottom. They have brought people in, said they were going to do this and that to never be heard of again. We also have a leak in our garage, again to the point of our drywall has cracked, brown and swollen wood. The only thing they had to say to us was "it must be your gutters are full". Absolutely not. We clean our gutters every spring and they are never full to the point of causing this type of damage. The realatir who is associated with this company will also lead you on. She will say she will get in touch with them and help, in reality it's all the same song and dance. Our home is beautiful and we are grateful to what God blessed us with, it would have just been nice to have this builder hold up to his obligations. We did our part by having our downpayment and loan information ready to go. I expected my 1 year warranty, that was guaranteed by this builder was upheld. Unfortunately this was not the case. Poor business all around I would not reccomend this builder or any real estate agent he is in partnership with.

My experience with this builder was as follows. First of all I am from NY and wanted to move south. My realtor was showing me homes available when we came across a home being built by Niemitalo builders. I fell in love with the layout of this home and decided this was who I wanted to go with. A piece of land was found by the builder and decided to build there. Here is where it goes baldly. This builder has a realtor, Billie Davis, who told me I could build my home anywhere on my property that I wanted, turns out, that was not true. I asked to have a meeting with the builders and we would make the trip down whenever that was possible. That never happened. Myself and my realtor sent numerous emails and text messages to Ms Davis, only to have them all ignored. We asked to keep us in the loop when all the permits were done and before they started the foundation. Again, this didn't happen. Ms. Davis sent an email to my realtor after the foundation was in, and they turned my house around, and now my house was in line with the houses on each side of me. Being out of town and relying on a GPS to find the sub contractors this builder has, Ms. Davis gave us two wrong addresses and we had to figure out where these places were. When we came down after the foundation was in, we stated to both the Supervisor and one of the owners that we wanted no trees near the house, more than an acre cleared, and a few nice trees left In the front. Well they left a bunch of dead trees, crappy little trees that are covered in vines, and no grass among these trees, just weeds and garbage. I stated to the supervisor on the morning of our closing that I didn't want that like that, and he replied we will fix it later. The day before we closed we made the trip down in a snow storm, which we were not happy, since Ms Davis told us our house would be completed by September 1st, oh wait, no October 1st, wrong again, November 1st, we ended up closing on December 30th. My wood floors were still drying the night before we closed and moved in, they forgot to tell us not to push boxes or furniture around. I had to have my floors redone due to all the scratches. Oh and because my floors were sanded 3 days prior to moving in, I had a layer of sawdust on every piece of molding, window, cabinet, and walls. So it took us two weeks to wash everything down and move in the furniture. Niemitalo builders granite subcontractor is Palmetto granite. Well when my realtor sent me a video of my master bath I noticed I didn't get the granite I ordered and paid extra for, because, what I picked out, he sold and just put anything he had in. He even told the workers at my house that this wasn't what I ordered. When I called him on it, he said that he didn't want to upset the supervisor of the job, so as soon as I get there, after the first of the year, come in pick out your granite and we will install asap. I picked out my granite again, and then I got a call from Palmetto granite saying they broke that piece and had to order another. Well, this person stood me up five times with more excuses then you could ever believe. The last one, he sent a text to me with a picture of a woman lying on a gurney, stating he couldn't make it because his wife was ill. By the way, this all was over the course of three months. Funny thing when his men finally showed up, after I said I will contact my lawyer if this isn't done soon, he never came, so I chalked it up to another lie. Oh, and in the end I still didn't get what I ordered. I called Niemitalo and spoke to one of the owners explaining what was going on, I was pretty much brushed off and they considered it my problem. I really could go on with everything I have dealt with, but I'm sure you all get the idea. If you go with these people, camp out on your property, because I would never trust them.
