I recently purchased a townhouse built by NK Homes in The Village at Pebble Lake community in Mechanicsville, VA. I am totally pleased and impressed with the excellent construction and fine detail of this home. The location of the property and amenities that were included in the sale were outstanding. I fully recommend anyone interested in a new home to send an inquiry to NK Homes.

If you are looking into building a home, DO NOT USE THIS COMPANY!! BUYER BEWARE!! Let me start by first saying, the initial meeting with Jana was great. She seemed very on top of things and appeared to try and help as much as possible with selections during the beginning phase of the building process. They seemed to have alot of upgrades to the home without the cost of paying for the upgrades, like wood flooring, granite counter tops, master bath has tile shower and tub. Everything seemed to be going good, until the actual building of the home started. Once the start of foundation was being done, they left us in the dirt. There was no communication throughout the entire process. Unless you consider asking for money for upgrades of the home communicating. After foundation we were told many things that would be done for the home process and times we needed to pick out selections by their agent JANA. Now I do not know if everything can be blamed on her, but I feel it is a team process and blame is done on them because at the end of the day they all get paid by the same company. She told us many lies and could not keep track of things she previously said. I do not know if she just honestly does not remember or tried to cover things up. I would say some of both. Now into the Framing. During this part it clearly says you will meet with the builder or superintendent to make sure things are going smoothly. Now this was in contract that they would meet for framing, like the electrical walk through. Well, DUSTY was no where to be found. Yet this company expects the buyer to be held to a certain standard, but if they do not uphold their end things are okay. Well, he does not meet EVER, their excuse is they have other projects going on and those need to be kept on date. Now, this clearly states that as a customer you ARE NOT THEIR NUMBER ONE PRIORITY. What is even more upsetting is that this process to build is supposed to be a fun process. It is a new step in life. Well this company throws all that excitement in the water. Now lets talk about upgrades before moving to next step of building process. Upgrades help the home make it your own. They can be pricey but certain things you want to upgrade with the builder because it is cheaper to do while building instead of after building. MAKE SURE YOU LOOK AT THE ADDENDUMS!!! If you pay for an upgrade make sure you have it in your house, ask to go through the home with appointments to make sure you are getting what you pay for. Just do not expect anyone to be there with you because you will not get many appointments during this building process. WHY???? That goes back to DUSTY having too many projects to make any appointments, which says you are not priority. Next part of the build after framing is plumbing and electrical. This phase is where you pick out where you want outlets and light fixtures and add whatever sound system and other lighting you want. Just be AWARE THAT A 2500 SQ FT HOME HAS 4 RECESSED LIGHTS FOR THE ENTIRE HOME!!! You will have to buy more out of pocket if you want more. Outlets they actually do a good job with, you get many outlets. Spigots you get two, so before this process make sure you know where you want them and if you want more because they will not let you know when they are being done or where they put them. I think you see that communication is lacking very much in this process, if you have not got the hint yet. You will do the electrical walkthrough with just the electrician, so if he misses anything the superintendent will not know until you close, so take notes when you go through this process. Next insulation process, once insulation is done then drywall goes up, and if you need to add or move any lights or outlets after drywall is done IT WILL NOT BE DONE. So it is critical to stay on top of them to make sure you get exactly what and where you want things. Next step is stairs, if you have any stairs inside the home they will be building these during this time, so if you want carpet runners, make sure you talk to carpet guys so you get what you want. They will not let you know where they are in any of the process unless you stay on them. Next is painting the drywall, hvac units, flooring. Most of fixtures like lighting, flooring colors, will be picked out well in advance, so just keep in mind to try and schedule things early. Because they will rush you, they do not care if they just let you know two days before to pick out light fixtures ( like we did when come to find out lighting is paid for at the end of the process.) they just want to stay on their timeline, unless it is something that suites them, then they rethink of what to do. Once floors are down, stairs, carpet, and finishing touches will be done and another paint job will be done. So I was trying to inform you that this process was hectic because there is no communication at all. Make sure you get your own agent. Very Unprofessional

By Joel C.July 16, 2019Build a home.$330,000
Purchased a new home in Deerlake cottages in 2016. Never recieved a reply to first emails and it usualyl took 3 or 4 to Dennis to get a reply. Had multiple punch list items and after several emails just gave up. We repaired items ourselves and sold the house. From the plumbing to the hvac the craftsmanship was poor. Door jums already rotting after just 3 years due to being poorly sealed. Could never recommend NK!

Recently built a home with this builder at their Rochambeau location and would never recommend them to anyone. Their customer service does not exist. They are cheap, will not fix issues post close, communicate with their buyers AT ALL, and IF they do, it’s in a rude and completely unprofessional manner. We will be reporting them to the BBB as no one should have to go through this experience after making such a large investment. The quality of the homes are decent, but as we were told on our walk through by the site manager “you can’t expect perfection” ? and these homes are far from close to perfection. The worst part of it is you have absolutely no one to escalate any issues to because from the top down they don’t care about their brand or customer satisfaction. Please do your research when even contemplating working with them - we would have chosen someone else to work with if we had known. You will regret every second of working with this company if you go with them.

Total disgrace of a company. NK Homes did not stand by their word, pricing, options, or general customer service during our entire building process. Not to mention, Dennis, the "contractor" or as we always referred to him as the paper pusher since he doesn't actually pick up a hammer or nail during the entire process, is extremely difficult to work with. He is so inconsistent that we never knew what to expect, or how long we would have to battle to get things done. We really wanted this to be a great experience in building our forever home, but it was one of the worst things we have ever done. Unfortunately for us, we paid multiple deposits during the process, and we could not afford to walk away. BEWARE!

Buyer beware. NK Homes will not follow through with their word and agreements with them can not be depended upon. I tried to be nice and flexible with them during the process of completing the final details on my house and got burned. Customer service is highly lacking as is quality control.
Response from NK Homes LLC October 21, 2019We recently sold another new home to Ms. Rosenblum and would welcome the opportunity for her to rate us on her most current experience. We are confident that we exceeded her expectations.

You can't trust anything they say. They will lie, give you the runaround, or come up with excuse after excuse. I will not recommend this piss poor example of a home builder to an enemy, ISIS, or the devil himself. No one deserves the kind of poor leadership and management this so-called home builder they pretend to be. I'd give them no stars if that were an option. Avoid my pain, cheap construction, time lost, money lost, and heartache by getting a real business that takes pride in their homes and customer service. As you can see from previous comments, NK Homes have been consistent in being a disappointment to homeowners and a poor example of a home builder.
