    Modular Home Installation & Completion

    Steven Norris of Norris Properties is operating under fraudulent pretenses. I am currently in the process of purchasing a modular home from Steven Norris of Norris Properties / Kingdom Homes and after Steven received full payment for the home he has refused to communicate with me. Steven has lied to me multiple times throughout the purchase process and has failed to make good on 99% of his promises. He has cut corners to save money at my expense. Since I paid for the home with Cash ( I obtained a HELOC on my current home therefore I am still making payments) Steven has used the cheapest laborers he could possibly find. Steven has used different contractors (all less than sub-par) than he usually uses when building homes for customers who have obtained traditional mortgage loans on the said homes. We ordered the home in May of 2022 and Steven led my daughter to believe she would be moved into the home by Christmas of 2022. It is now September of 2023 and he has cut off all communication and will not return any of my phone calls or texts. Steven overcharged me for items that were originally ordered as upgrades but then when my daughter started removing items from the list so she could get the cost down, not all of the removed items were removed from the total price. Steven promised to pay the interest on my HELOC loan if I would agree to pay him the full amount of the purchase price up front. However, every time I ask Steven for the payments he gives yet another excuse. Steven owes me for 10 interest payments as of today. And the total continues to go up as I have still not obtained ownership of the home since he will not communicate with me. Steven met me at the empty lot / property the day he took my money for the home and he has not been back to the property since. He is a contractor and has never stepped foot back on the property. He has allowed incompetant contractors do the work and has never been to the property to check any of the work. I have had to do all inspections by myself. Steven does not follow up with anything and he never returns calls or texts. He has been caught in at least 6 lies if not more. Steven and Doris, the secretary both admitted that they always use Chuck Gurganus as the contractor who does the finishing / trim work on all of their homes and yet they did not use him for my home. Instead, Steven Norris saved money and just told the factory to do it. I now have a $270k home sitting there with $10k in damages and the Champion Factory keeps sending incompetent unqualified unprofessional individuals to the property who not only do not fix anything but they just damage more items. I have been making $2000 month payments since November 2022 on a home that still cannot be lived in. All of the Cabinet doors (an upgrade of course) need replaced as they had a bad run at the factory. This of course is what I am being told by the factory, however, I don't understand why this home ever left the factory with all of the damage it has. The master bath shower is not even complete. They didn't even finish putting the tile up. You can place your entire hand behind all of the tiles all along the top perimeter of the tile shower. Another upgrade we paid for. We paid an upgrade to have Linoleum in the entire house and there are huge cuts and gashes in three different rooms. The factory just wants to have those patched. In my $270k home they want to patch the holes. There are windows that do not open. There are doors that will not shut. It is raining inside the front and back doors and there is water damage to the door frames and floors. The factory said they don't supply storm doors. But apparently they don't make sure the regular doors are installed properly either. There are at least 10 large areas in each and every room where there are huge cracks in the drywall. Even the areas where the original trim crew tried to repair them are back cracked open because they were not repaired correctly. We were promised by the factory that we could make the needed repairs ourselves and all we had to do was provide an estimate to them and they would pay us to fix the damages. Since we had already let them send 5 different guys to work on the home. So we did better than one estimate. We provided 3 estimates and ask them to use the one in the middle but agreed to accept payment for the cheapest estimate. But then they too did not keep their word and decided the estimates were too high so now we have to wait more months for yet another Factory repairman to show up. The statute of limitations will soon run out (which I am sure that is what they are hoping for) so I have hired an attorney and will be delivering my Letter of Demand next week on 09/25/2023. Fifteen days after the letter of demand has been delivered I will proceed with the Case Filing in The Beaufort County Court System. BEWARE OF STEVEN NORRIS, KINGDOM HOMES, & NORRIS PROPERTIES INC. If you do business with him you will regret it, I know I do!
