I’m writing this review to share our deeply frustrating experience with JT Davis (seller’s agent who work for EXP Realty) and Andrew Balogh (co-listing agent and builder/ owner of Olympia and Wright) in relation to a property we attempted to purchase at 9507 Weston Woods Lane, Charlotte, NC.
My wife and I submitted a valid offer and paid a $5,000 earnest money deposit in good faith. However, after the home appraised well below the list price ($389,900 vs. $450,000, an $60,000 different in the listing price annd our lender could not approve the full loan amount. We attempted to renegotiate based on the appraisal, but Andrew Balogh refused to adjust the price to reflect fair market value — ultimately stalling the deal. Please note there are 5 properties in Weston Woods and none of them are selling and all have the same blueprint, square footage and are a copy/paste of the same home.
To make matters worse, Mr. Balogh serves as both the builder and co-listing agent, which created a clear conflict of interest and made fair negotiations extremely difficult. Despite our valid financing-related termination, the seller has refused to return our earnest money deposit.
Throughout the process, JT Davis was consistently unresponsive and unprofessional, including making questionable suggestions such as using a different lender who might inflate the appraisal value. We have since filed complaints with the North Carolina Real Estate Commission and other governing bodies.
If you’re considering working with this team or purchasing a home from this builder, I strongly urge you to proceed with caution and document everything. This experience was disappointing, financially draining, and completely avoidable
