    I am planning a kitchen and bath upgrade on a rental. I plan to use higher quality materials than what is currently in the unit. Some of the renovation will be offset by a damage assessment to the tenant.
    Because it would not be fair for me to use an estimate for a granite counter top against the tenant when the counter top they damaged was laminate, I asked for two separate estimates. One to determine tenant damages and one for the higher-level work I would actually do.
    Measurements were taken at the property and I set up an appointment for the following week to review the proposal in their offices.
    Upon my arrival, I was informed that they would need me to sign an agreement stating I would only do the work with them before I could see either estimate. Wait…what?
    Apparently, they were of the assumption that I needed the lesser estimate and were attempting to use it as leverage to get me to sign an exclusive. They were asking me to commit to a project that I had not seen. I had no idea as to the scope of work, materials, timeline or cost. “Sign the agreement first”…
    I pointed out that had I asked for just one estimate we wouldn’t be having this conversation. Had I asked for one estimate they would not require me sign an exclusivity agreement. I didn’t appreciate the tactic. The employee agreed and left the room to discuss with the “owner”.
    Upon the employees return they said the owner was unsure they could even commit to the project, bragging about some nationwide “Verizon” project. If this is true, then why invite me in to begin with? Why waste my time? The fact they were trying to leverage me was, in my opinion, unethical.
    My greater concern is for others who might fall for this type of tactic.
    Oh, and as for the owner…Never came in to meet or greet me. I was the only customer, but I guess he couldn’t be bothered….Something not right about this business.

    Roof, siding, and the outsides of the windows had damage so those were replaced

    They were great to work with. They did have me sign a restoration agreement so that they could do the work, but I did not see a problem with this because they do hotels, apartments, homes etc and have nice contractors. I did honestly ask them at first why I had to sign the agreement right away, but after they explained that if they are coming out to do the measurements and spend an hour up on my roof when its really hot out etc, they arent going to do that if a big storm hits for hundreds of people and then not do the work. It would be a waste of their time, gas, etc. As a business owner myself, I appreciated that. They did really good quality work. They kept really good communication with me. Honestly, I wouldn't want to go out and meet hundreds of people either just looking for the lowest bid wasting my time either. Or per say with my company expecting me to do some of the work for free and telling them what I advise and then having someone do it cheaper. You get what you pay for. Keep that in mind.

    I am a local insurance agent, who recommended one stop for several of my clients during the recent hail storm.

    One Stop makes the client sign in exclusive service agreement prior to the quote. Once the client signs the agreement, they are forced to have the work done by one stop no matter how much the other bids are.

    In my situation their bid was $2,500 higher than anyone else. When I called and talked to one of the owners I was told the client must honor the agreement if not they will be sued.

    As an insurance agent I deal with a lot of roofers. To my knowledge this is the only company that strong arms clients into signing exclusive service agreements prior to a quote.
