Second story addition project: he didn't provide a contract for the $100,000 project, wanted to go on the honor of his word but we downloaded a template online and so glad we did. We paid him, he was responsible for subcontractors. At some point he stopped paying them, they were knocking on our door demanding payment or they'd remove the drywall, etc. He wanted payment in full before project was completed, we said no (hold back was only 6%) so he put a lien on our home, removed the permits, stole the roof tarps from our garage (we paid for them, he didn't want to spread it out, dry it off, clean it up then reroll it so he said "graciously" said that we could keep it but he took it after we did all the work and it was rolled up in our garage). Ended up in court. Advice: check to make sure his insurance is valid, demand a very detailed signed contract, any changes to it/upgrades create a dual signed addendum, make sure it's written that he is responsible for all subcontractors and their payment, take lots of photos. Require a 10% hold back to be paid upon satisfactory completion of project. And as they left the tarp off of the roof one night, it rained letting water into our walls, ceilings, etc and creating a mold problem that did not exist prior to project, always always double triple check the work. Make payments in check form not cash to protect yourself. Work itself performed by subcontractors was very good though.
