I bought a new construction home from Pegasus after it was completed. I would say that the house is well built. My warranty list was collected and delivered to Pegasus around the time that Covid hit, and the work on the list was postponed over a year. When some of the subs refused to do the work because more than a year had passed since I purchased the home, Gene either hired someone else to do the work or he did it himself. I had to follow up several times with Gene and Rick to get the projects on the list completed, which is largely why I rated them 4 stars instead of 5, but the entire list was addressed. Gene even took care of a few things that came up after my 1 year warranty period was over, and didn’t take payment for the parts or labor. He was also helpful with putting me in contact with the person at the door company when the seal on my door glass was broken.

I am writing to alert you about an experience we had in the recent building and purchase of our house. In April 2016 we signed a contract to have a house built at 102 W. Murray Avenue in Durham. We chose this house because of the location in Northgate Park.
Rick Rees is the owner of the business called Pegasus, which builds homes in this area. Rick and his project manager Gene Fry provided the design and managed the construction of the house. The quality of the construction is good. However, our experience of their customer service during the building process was very negative, stressful and at times unethical. We have lived in three houses in Durham over the past 30 years, and the process of dealing with this company was so negative that we came very close to walking away from the contract before the project was complete.Customer service from this builder was very disappointing. In the beginning they met with us regularly and they were amicable. Later in the process, the attitude and behavior of the builder and project manager was rude, condescending, and dismissive of us the customer. They took minimal if any responsibility in any of the bumps we had along the building process. One example, at the last minute they refused to install the 220 electrical line for the hot tub, even though this item was mentioned all during the building process. They told us from the beginning that they would install it, but changed their mind in the end and told us to have an electrician do it.
Another example: from the beginning we mentioned we would like to have a counter depth refrigerator for the kitchen. We gave them the specs for the refrigerator early in the building process. The refrigerator did not fit into the space they built so when it was delivered, the freezer door didn’t have enough room to open correctly. When there was an issue, they didn’t take responsibility for their work. Another example was when the quartz was cut for our kitchen island. We paid for the product, asked if we could have the left over remnant and they said yes. But to this date it has not been given. Again, they took no responsibility.
The most glaring example, which we now have to repair, is the landscaping. When the building of the house began in April, we started noticing landscaping and drainage issues. The builder continued to ignore the issue, saying only that it was going to pass code. The response was, if it passes code that is what matters. The back yard is in a bowl shape, receiving water from all sides. When you walk there, your feet sink in the mud. We have spoken with a landscaper who has given us a quote of $18000 to correct the drainage situation. No responsibility by the builder. The standard response from the builder was just getting it to pass code.
In the last couple of months of the building project, they made it difficult for us to enter the house and check on items. They refused to give our realtor the code for the lockbox and would only let us enter when they were present. They locked the gates on the fence so we could not check on the landscaping in the back yard.
The house was not complete until well after the completion date listed in the contract. Yet when we asked for some compensation to pay for the extra rent we were negotiating in our apartment, they became indignant, refused to provide any assistance or even an apology for being over the contract timeline.
I wish I could say our experience was unique, however, the three other owners in the other Pegasus houses had similar experiences and are still trying to negotiate repairs and unfinished items in their homes.
So, I am writing to let you know about our negative experience with Pegasus. We do not recommend them! We found that they did not take responsibility for their work, their communication was confusing, and they were rude to us and to our realtor.
I have never written this type of letter or notice in my entire life. I strongly encourage you to stay away from the houses being built on Delafield Street and Shenandoah and to stay away from Pegasus in general.

We own an investment property in Durham that was phase 1 of a subdivision Pegasus built. During their phase 2 building on the lot next to ours, which began in September 2024 until July 2025 this company was tapping into our water and gas line from our investment property without our permission or authorization, WHICH IS ILLEGAL! Our property manager who discovered and addressed the issue and concern with Gene , was very rude, dismissive and disrespectful to her . Along with our property manager our neighbors also informed us as well and provided pictures and videos of them doing so. When Gene was contacted he stated that he was finished and would pay us for their usage as well as the spigot that was broken and the hose that was removed . When the bill was sent to him he is now refusing to pay it. Now Gene is no longer responding to emails or phone calls from us.
Phase 2 of their project which was built adjacent to our property is elevated on a higher level than ours, because of this the water runoff from the adjacent property and gutters which faces our property has now put our home and its structure in harm's way for potential flooding and damage. Thus far during heavy rain falls the dirt and sand runs down onto our property and parking spaces creating a muddy mess everywhere and even destroying our landscaping. It is very clear that Pegasus Land Co LLC only cares about passing inspection, saving money ,cutting their expenses by illegally using other people's property for utilities and creating subpar homes to maximize their profits. We regret purchasing this property!
