I recently sold my home in Idaho and my girlfriend and I moved into her home in Smithfield Utah. I recommend finding another contractor. When I moved into the home it was 16 months old. At that time I found the following problems; 1/2-3/4 of the window screens have fallen out and are either broken or lost in the wind and weather. The molding around the island in the kitchen is falling off. The wood floor is severely un-level. I contacted a local heat and air company to complete the basement duct work and they were shocked that the heating passed code (the return and vents are in the upstairs hallway below the thermostat, there is no return in the basement living room of 750sq ft, and they used only a 2 inch breathing pipe instead of 3 inch and are suffocating the furnace). I am not a handyman and I know very little about this type of work, so this is advice from other contractors but it is consistent. When I called Mr Belnap his response was, “well it was built 16-18 months ago so it’s passed its warranty”. So, if you want a home to last longer than the “warranty” I advise building with someone else. I was very upset because it is clear that the contractor took advantage of a single mother that put her trust in him to do the right thing.
