    We are very impressed with Jim and his company. Very attentive to details and we would have to highly recommend him to our friends. We are now livibg in Florida and wish Jim was here to build us our dream home.

    Jim Kubiak has several contract violations in building my home. He also refuses to respond to calls, emails and texts. Very poor customer service
    Jim and I entered into a construction contract drafted by me due to his poor contract protections. This included a cost breakdown format required by the lender. Part of the contract was that I was taking aspects of the construction under my own control to save money. Jim knew this was going to be a partnership yet responded throughout the execution as if I were hindering him. He would not communicate his needs or help me to understand how to coordinate better.

    From the beginning, Jim has ignored the contract. The contract provided for a guaranteed fixed. Immediately he charged me for extra on closet doors, garage doors, threatened to charge for mechanical and charged for the already agreed to electric changes. I did sign the change requests but under duress because his response wasn't to mediate the issue but to hold my house construction hostage until I signed. Rather than delay the build which would cost thousands in additional interest, I was pressured to sign.

    I had a meeting with Jim, the designer and the electrician to go over electric design. In the end we agreed to the redlines, agreed that there was no price change and put the updates into the permit package. Later Jim attempted to charge me for the changes though we had a verbal contract. He continues to claim he could have charged me more for things he didn't plan for while the contract clearly states he can't.

    Jim was contractually obligated to maintain a clean build site which was also one of my wife's key care abouts. We are still finding razor blades throughout the yard where my daughters play.

    Each construction problem that I brought to Jim has been responded to with excuses, justifications and then finally he does it correctly. For example, we designed a hot water loop. It was not installed correctly. 20 minutes of justification later he admitted it wasn't done right and said he'd fix it. The same is true for other issues

    Jim never did walkthroughs of the house with my wife or I unless I demanded it. Even then, any question was met with excuses or challenges. Jim promised to do a pre-electrical walkthrough with my wife to ensure outlets, switches and lights were all where she wanted them. I came to the build site one day and found them in the middle of installation. I had to stop Jim from installing two doors because he hadn't consulted with us on which way they would swing. While making normal adjustments to the lighting layout I had to contact the electrician directly to have a productive conversation as Jim was not listening to my needs. In two different interactions with Jim, subcontractors actually apologized to me for the way Jim was acting.

    Jim oscillated between anal retentive attention to the plans when he promised flexibility and abdication of the plan when I demanded adherence to specific design criteria.

    When I would be on the build site when Jim was there he would ignore me while he busied himself around the area until I would intercept him so I could ask a question. His customer service is terrible. This is further exemplified by a cracked toilet where I finally had to go to the sub contractor who professionally helped me out while Jim continued to provide excuses.

    Jim was upset at what he perceived as me 'documenting' conversations when I would follow-up with an e-mail summarizing the conversation. Yet later, when Jim would violate his word, he would challenge me asking if I had it documented. So if I didn't trust him he was upset and if I did trust him he would renege. It was a lose/lose situation.

    Lastly, Jim has refused to respond to e-mails, calls, and texts as I attempt to tie up the last details of the construction. I sent him a back billing for items like the generator I let him use and he destroyed, the cleanup I had to perform, the significant paint touchup from drywall repair due to poor installation, etc. Jim's response was terrible. I have left him a voice mail each day for the past two weeks with no response.
