Update to a previous BuildZoom review of services provided by Dallas Proctor.
On 3/1/2020, I was contacted by Dallas Proctor and he offered the following actions to resolve my concerns:
1. He scheduled to have my drawings pulled out of archives.
2. He offered to print a full set and review the floor plan and the slab profile plan dimensions.
3. He planned to make any revisions as needed and send revised PDF’s as soon as the review/revisions process was completed.
4. Once I received the new PDF’s, he offered to make new prints of the plans.
5. He stated that he would have these steps completed by Wednesday 3/4/2020.
As planned, and ahead of the promised time, Dallas contacted me on 3/3/2020 with a summary of the steps he had taken:
1. Floor plans were reviewed “with a fine tooth comb”.
2. Three ¼” dimension errors were found and corrected.
3. Other dimensions (3-4) were adjusted to align with the corrections.
4. A perceived outside dimension variance (between slab plans and home plans) was identified and an explanation provided. “The reason for the 2 different dimension is the 5 ½” brick/stone/ledge off the dining room. Also note that on a metal building, the dimensions are generally 1 ½” off the steel for the metal building wall panel.”
5. Construction advice as offered. “One final comment regarding your floor plan and how you bid it or engineer it. I based the walls on an 8” girt. Depending on the bids, you can get girts from 4” to 10”. In fact I know of one builder that doesn’t use girts at all, which is highly unadvisable. “
6. To address my feelings relating to the dependability of the original floor plan he consulted a third party expert for an outside opinion about the revisions he had made to the plans. “Also regarding your comment about “feeling the plans were not trustworthy”, I had an another architect and engineer look at your plans today. They concluded based on the cost of the plans, and compared to other plans in wise county only, the plans met industry standards and were above average.”
7. Dallas has promised to print revised plans and provide PDF files that I will be pick up soon.
Final Thoughts: This situation was avoidable and could have been resolved in February of 2018, had there not been a break-down in communication. I am satisfied with Dallas’ actions to ameliorate this situation and applaud how quickly it was done once he promised to do so on 3/1/2020. My intent from the beginning has been to explain, from my perspective, the events as they occurred and intentionally avoided value judgments or personal opinions related to Dallas’ character. My hope, now that curative actions have been offered and completed, is that both parties can pursue normal life and enterprise without further hindrance.
