Property Pro’s has been in the remodeling industry since 2008, Abi and the company are very young (maybe a handful of homes) in the new construction market. They finished building our home in March. We started well and finished poorly. The level of greed, dishonesty, and lack of responsibility/accountability from this company is on par for what is generally acceptable in this industry. The upside is we love our home, primarily, because we had majority say in the design and finish. However, the low level of quality and use of unlicensed contractors (electric, plumbing, roofing, concrete, etc.) are beginning to show only 10 weeks later. Note: 2/3 of the first he built have ROC complaints.
We began the build with an unregistered/licensed well-he lied about and blamed the drilling company. We had misplaced plumbing during the project-he blamed me. We had a pipe burst-he blamed another sub and sent an unlicensed roofer and plumber to fix my plumbing. He showed our home to potential buyers without communication and lied to them about us being the owners. He told me subs had been paid and they hadn’t. He told me other subs had not been paid and they had. He lied to me about change orders and accused my bank of not paying him $60k for the land and tried to get them to pay him over $100k at close. He lied saying my bank was charging me $27+k (change orders) out of pocket at close, when it was him, and he had already been paid for the change orders. He failed to disclose $18k+ in credits at close.
Mistakes are expected. Perfection is not. Responsibility and accountability are expected. Lying and shifting blame are not. Abi has a large ego. He will lie and shift blame in lieu of taking responsibility and ownership. He will then lie again to cover his lies. In almost a full years’ time he mustard up a half apology, on one occasion, for a mistake (it was small, not a big deal) he made. This was after his wife had to tell him he was wrong when he got back home. Carlos, Abi’s partner, and Joe Brekan, Abi’s former realtor are reasonable and righteous. I’d work with them on future endeavors.
When you’re considering a builder to partner with in taking on this kind of investment, don’t stop with ROC licensing verification. Dig deeper and further into their subs. Ask for budgets and financials. Seek third party validations. Ensure your build contract and spec sheets are thorough and detailed.
