We paid for the most thorough inspection for a house that we wanted to purchase, that Kelly Hite offered. Mr Hite found no serious problems with house, at least nothing that we couldn't handle. Fast forward to days after closing on our house, when we started renovations, and we find out that it has major (obvious to an inspector) foundation problems, and a leaking roof! We later found out that during inspection, Mr Hite noticed the uneven floors, mentioned them to the realtor (which assumed he put that in the report), but never mentioned it to us. Renovations now halted because of foundation problems, we have to move in. As we are putting boxes in our walk in attic, we notice 2 plastic tubs sitting on the joists behind the side walls. Upon further inspection (with a flashlight), we find out that they're placed where they are so they can catch the water leaking through the roof when it rains. The water marks on the rafters were actually very visible when looking with a flashlight. We contacted Mr Hite with these problems that we found (all totaling almost $50,000 to repair) and he came out, acted concerned like he was willing to help, and he never came back when he said he would, and we never heard from him again. This "professional" says that he was a builder, as well, and knows the ins and outs of home construction, allowing him to offer quality inspections. What you have to be mindful of, is that the home inspectors in South Carolina are not held responsible for missing major problems like this, so you have to be careful who you hire. Kelly Hite takes advantage of this and does not do thorough inspections because he knows there aren't any considerable repercussions for doing inferior inspections while charging top dollar prices.
