We were so lucky to find Elias Radd. After getting our garage to ADU conversion project quoted by five contractors, each coming in with higher numbers, my structural engineer shared our plans with Elias at Radd Construction for a quote. Elias came in with a refreshing estimate that was something that we could afford, and over the two in-person discussions sitting in our garage we had he answered all our questions. He estimated the conversion would take two weeks – demo of everything except the roof, with new foundation, reinforced framing, structural work to do a vaulted ceiling, interior painting and exterior stucco, custom tile, custom cabinets and top-tier materials. He was on-site many of the days doing plumbing, cabinets and delivering materials himself. He called every night when he wasn’t there to check in on the day’s work and tell us what was going on the next day and throughout the week.
He proved every day that we were in good hands, he helped us pick materials and gave recommendations on what other high-end units were using, but getting them for us at lower prices. He even met us at a tile and flooring store to help us pick out tile on his day off. He took a lot of the stress out of our project and kept everything on track – including us. One reason he’s so efficient is that most of his subs work exclusively for him, and his scheduling is amazing. I think he had five teams working concurrently one day doing exterior stucco, interior, tile, custom shower door and electrical. Anyway, the job was finished and signed off in eight weeks just as promised. As for budget he was totally on track with the only item above quote being $300 over budget for the custom shower door…but the glass door is pretty great.
I would hire Elias Radd again in a heartbeat – he made it so easy, he and the teams are really precise, and he (as well as his team members) have great senses of humor. The 400 square foot ADU looks and feels amazing, and Elias made that possible – I can’t thank him enough.
