Our building experience with Ravenwood Homes and builder Dave W turned out to be a horrible experience. Trust and respect were lacking throughout the 2 year building experience.
We purchased a $6,500 GE oven, it did not work, yet it was still installed. From the beginning, this oven would time off 10 minutes after baking selection. Shortly after we moved into the house, a repair tech was scheduled and pulled the oven out of the wall discovering the rear top metal casing was crushed, damaging interior components. Why would any builder install a damaged appliance. After sending pictures to Ravenwood, Dave refuses to replace this damaged oven. We are now on our 3rd service repair call.
From the home model we selected, all closets featured wood components, yet only four of seven rooms in our home had wood, while 3 other rooms were fitted with wire. Dave refused to convert these three rooms to wood.
Our outdoor kitchen hood fan was installed too high for a 5’7” homeowner reach. This is a serious safety issue, yet Dave refuses to resolve.
Our pool chlorinator has not powered up for 2.5 months, still waiting for replacement.
Our painted garage floor is peeling up in large chunks, no response from builder.
We can go on. We should have done our homework before selecting this builder. Big mistake.

Ravenwood/Gulf Living Homes
This “general contractor” hired a company to put gutters on our new custom home. The company has a “F” rating with the BBB. Our gutters leak and they can’t seem to fix the problem. The builder hasn't sent them back to try and fix it after we told them it still leaks. The tile subcontractor laid the tile crooked and cut the tiles crooked. The grout is powdery and crumbling after 4 months. We had the tile guy come to look at it so we could figure out what he’d have to do to fix it but after he left we haven’t seen or heard from him and that was about 4-6 weeks ago. The finish work is a mess, paint drips on the walls, gouges in the walls, globs of paint on the baseboards & door frames, bad cuts on door frames & other woodwork & the roof leaked. The vinyl tile floors were put in and are all marked up from the workers not covering them while still finishing the inside the house. Our lanai floods every time it rains and we thought our pool overflow wasn’t working. The pool installer came to look at it and said the overflow is working great but after investigating more said that the lot looks like it was graded incorrectly and the water has nowhere to go so it backs up onto the lanai. The owner of Ravenwood refuses to address these issues. He will not return calls or emails. He uses his handyman (I think he calls him his project manager but I’m not sure) to do work that should be done by professionals because it’s obvious he has no attention to detail and his work is sloppy and unprofessional. The owner/general contractor of Ravenwood/Gulf Living Homes takes no responsibility for anything. Once he has his money you won’t see or hear from him again. He didn’t even show up for the final walk-through. Luckily we documented everything. We have pictures and emails to back up our claims. Before signing the contract he was Mr Wonderful but during the building process he was very argumentative, he’s never wrong and in one meeting he even called me “childish” when I was trying to get my point across. How is that for professionalism? We would NEVER recommend this builder.

What a big mistake to hire this builder for our $600,000 custom home. Dave nickel and dime us throughout the 2 + year project. He was combatant, non responsive, and disrespectful to my wife and myself each time we questioned the building process. We have many outstanding issues with our build Dave has failed to address. We are in the process of litigation to address many contract breaches which made this building experience miserable from start to finish.
