I would not recommend ANYONE to work with Cody Ptacek. He’s not honest, ethical or reliable. We dealt with him on some home repairs as well as selling our home only to be completely screwed over!!! We did finally settle things with him on the home repairs, but only after the contractor he was working with on our project contacted us.

We had Red Lion build our home in Lenexa. Cody Ptacek lied to us over and over and over again. Our home was 7 months past due. The builder admitted being in financial trouble. We closed on the house without it being complete and hired someone else to finish it. Eight different contractors came to us after we closed to tell us Cody Ptacek did not pay them. Do not recommend this builder. I wouldn't want anyone else to go through the agony we experienced.

Cody Ptacek is one of the most unethical people I have ever met. We had hoped on building a home but after a year of making payments on a lot, he never broke ground. He used his father-in-law Mickey Vena as an excuse for delays due to leans against Mr. Vena. He also used the excuse of difficulty working with homes association & the city of Leawood. We witnessed several other homes built near our anticipated home, so I seriously doubt it was the fault of others.
We gave up on building and incurred financial loss while trying to sell the lot. All the while, Cody convinced us he could sell us a home instead and as a contractor he could make updates. He claimed it would be easier for him to work as a contractor in updating a home, rather than building a home. He then received a hefty commission of the home we now live in. Unfortunately, there was one problem after another. There were numerous issues from his subs not hooking plumbing correctly which caused leaks that warped our newly finished floors. The leak also caused damage to our basement ceiling. Cody then charged us a service call for him to come to our house and stop the leak. At one point, he misplaced the doors to our cabinets that he was having painted. We had to go to several of his job sites just to locate the doors. The quality of painting and repairs were awful causing us to then pay some else to complete. There were several jobs he was paid in advance to complete but never did. All in all, our experience with Cody costed us $80k for a conundrum of problems. He’s now in bankruptcy, so there’s nothing we can do. We attempted to contact Mickey Vena, as his name was all over our contacts with Red Lion, but he refused to accept any responsibility for Cody. Unless you want someone to fill you with empty promises, lies and deceit, do not give Cody or his associates the time of day.
