My house was finished. It was after the projected date. Mark did exactly what he said he would. The house is finished and sold. I will be building again with him especially since his partner is gone.

My home was started then abandoned with multiple liens on my home. He took my money and doesn’t know what happened to it. He stated this in a county hearing. I still have liens over $19,000 and it took me a while to find a contractor who would complete the house with so many items done incorrectly.

As many others have said be warned! Rhino homes/Mark Southwick have over 250,000 in liens against homeowners properties in Charlotte county alone! They are not paying the sub contractors or suppliers. I have witnessed this first hand. Don’t get involved with this nightmare. Find a different, reputable builder that pays his bills.

Buyer beware worst company out there. Mark Southwick is a conman took our money never finished our home. Subcontractors are now put liens on our property for unpaid bills. Run away unless you like to be verbally abused and lied to.

We are dealing with the same run around. House supposed to be done in December. Well we don’t even have windows and doors ordered. And it takes a month to get them back. We signed contract last November or early December. Trusses were also left on ground for a while before putting up. I don’t know if there good or not. They still have sand and dirt on them after installed. We are screwed.

What a joke !!! After watching two news pieces on these guys I have to laugh. It’s all true. All they do is make excuse after excuse !! They say they are providing quality homes ? WHERE ???????? The only thing you don’t have to worry about falling apart is the shell. Their workmanship is soooo poor. No quality any where. It’s all about saving the dollar for their own pocket. They do not care about any customer what so ever. Cheap cheap cheap. Please do your homework before even considering these schmucks. There are so many more qualified FRIENDLT , caring , attentive builders. Buyer BEWARE !!!!

What a joke !!! People do your due diligence before signing any contracts with these people. Listen to others on here. All this is true. He will yell , berate and be little you You will have to fight and hunt them down to get any work done. And after all the frustration and dreams being crushed of building a new home you will probably end up with a lien on your home in the end like many of us have just been served with. They care about no one but them selves. They will take your money and try to finish jokes they started almost a year ago. You will not get what you want in end or be happy with any of the workmanship. I’d be ashamed to present a new homeowner with some of the shoddy workmanship. But in their mind it’s supposed to be acceptable. More people need to speak up. But they are afraid because Rhino retaliates with stopping work on homes. Or threatens to sue you. Lol. You can’t sue if you speak the truth. Something they know nothing about. You will be lied to every step of the way. I’ve never seen piss poor management and someone with so many excuses. lol. Beware people. You’ve been warned. RUN RUN RUN !!!!!

My experience has been great with Rhino Custom Homes has been wonderful so far, looking forward to seeing home once completed. Mark has been super accommodating, and the sales team has been great with answering my thousands of questions in a timely manner.

One the new homeowner was there. Ths other he has told us to just go in.
What he forgot to show us was the 46 plus permits he had out in Charlotte County alone.
I took them by their word and by the showing of these two homes.
Fast forward to today July 21,2019.
My home sits 11 months and 50,400 later with a slab and a dumping of lumber (trusses) into the dirt around the slab. Since its rainy season the wood has turned black( mold) and as I contact 84 Lumber due to a nto( notice to owner) sent to me I believed this nto could be for this lumber, I learn that the lumber was not from 84 Lumber. Not only do I not currently know who dumped the lumber un the dirt 11 months into the contract signing untarped..not stacked properly I learn that the nto from 84 lumber is for 9 skylights against my address. The truth is I have no skylights going into my project. I have submitted a complaint to the state marked urgent this week with thus far two additional addendums.
Office manager Cecilia Donahue emailed me on July 4 2019 letting me now Stefan was out of the country for the month. After going to his public fb page there it was in all its glory. Leading to Stefans wife's public page I learned of their travels in May to Cancun, their exotic brand new pool in their personal home back yard..their happy hour habits and their ego filled posts flaunting their travels to Spain for the month of July..on my tab was some of this extravagance as my property sits unattended Mark Southwick learns of my speaking up and out after months of abuse by Rhino. I have tapped recordings into the state if his intimidation and foul mouth tactics.
He called my realtor this past week telling her he will do whatever it takes to finish my home. He has barely started my home. The truth is Mark Southwick license is on probation as we researched we learned this fact. He told my realtor that he has a untarnished reputation and the reason he is on probation is for one home he chose to build with out taking out permits.
The whole shebang has been nothing short of a scam.
Mark Southwick and Stefan Damionov are not to be trusted nor do they give a hoot about my home my money my time and how they have this far screwed me.
I highly encourage anyone dealing with them in any sort of way where they are being intimidated like they attempted to do to me to file a complaint immediately.
Do not contract with these two guys if you dont want to experience hell!!!

Too bad Rhino Custom Homes stole plans from Bob Snyder at Snyder Drafting as well as other drafters in town. I’d be really careful if you use their plans as several don’t belong to this builder.
Before you use Mark Southwick (the builder) I suggest you check out the Better Business Bureau, The Rip Off Report, Mugshots.com and the other various places people have left reviews. I also have an unhappy client

I Contracted with Mark in June 2018 after a house fire . It took a while to get going with permitting as he was busier than he thought he was. Spring 2019 got the shell and roof up By end of summer windows framing plumbing and electrical rough in was done. Stefan came and got a check for the next work that was to be completed never to get done. Mark was out of money so at Christmas I told him I would take over the project and contract everything out myself. He did provide me names of his subs to use if we wanted to help get work done and was there for questions as we went. We went over budget about 20,000 from contract price. (Half probably as we did some upgrades) Mark said that he would pay me when he could but I said I would split the overage as I wanted to be fair. I’ve yet to see a penny but the house has doubled in value so I’m not overly worried about it. Great quality especially once we took over the build inside. He was $30-$40,000 priced under other builders
