About 15 years ago, we had Rich Michalak convert our walk-in attic to a family room.
He added a full dormer and a full bathroom with shower.
There were a number of issues in the end, but the two worst were as follows:
1. We had him install three skylights in the dormer roof.
Because of the shallow pitch of the roof, he should have installed a special kit for each window. He did not do so and the windows started leaking about 5 years ago. We had a professional roofer come in to fix the leaking. He resealed the windows but said that only way to actually stop the leaking for good was to remove and replace the skylights, adding the proper kit for each. Otherwise he’d be back in 5 years. Well it has been 5 years now and we started getting water again last winter.
2. The bathroom shower started leaking last week. Just two weeks before, we had had the entire house interior painted. The second floor room under the shower has been ruined. When they opened the 2nd floor ceiling the contractors found that all of the plumbing was a disaster. Pipes were resting on electrical wires, one pipe had been shimmed with a piece of piping. The shower drain itself had been shimmed with wooden shims. It was actually free-floating. It had never been sealed. The shower drain pipe was lower than the sink’s, so it was always getting the sink waste. The shower and toilet drains were not to code. They were each an inch smaller than they should have been. There was no concrete base under the shower! We were forced to remove the shower to move the badly placed drain. We’ve spent over $2600 to replace the plumbing alone. They’re replacing the shower as I write this. I don’t even want to think about what that’s going to cost. Insurance will pay for the walls and ceiling damage in the downstairs room, but all of the plumbing will come out of our pockets. And it will be our insurance rates that go up, not Mr. Michalak’s!
Perhaps Mr. Michalak has improved his contracting skills over the years, but I for one am not about to give him the opportunity to prove it in my house!
