Would we ever want to work with Roper Buildings again? In short, no. We chose them to build a pole barn/shop for us as we prefer to work with small/local companies whenever possible & based on their great reviews. Those did not match our experience however. We experienced major issues with the management/sales/office though all workers who actually showed up onsite were very nice. To summarize: *edited for clarification on a few points*
-The building was not done as per the schedule discussed when the contract was signed. Our understanding from our salesman was that while we were waiting till snow melt in the spring to make building more pleasant for everyone, usually May-June in our area, we were in line since February which they were booked through at the time. Once the snow melted, it made sense there would be a few weeks till they worked us in around projects that were already ongoing. Once we called in the spring to say the snow was almost gone, we were told that we could not be placed on the schedule till the site was inspected (not mentioned anywhere in the contract) & then there was one delay after another. So while we were counting on a building going up shortly after snow melt which had happened by the beginning of May this year, it was not initially completed till mid June & the repairs mentioned below until mid July. This cost us unmeasurable hours of stress, inconvenience, & even death of some livestock due to not having the building we'd been counting on.
-They gave us plans with an engineers name on them & until issues arose later & we called that engineer, we did not learn that he'd never seen our building plans & seemed startled to learn his name was printed on them.
-They failed to build a roof that could actually support the snow load we'd agreed to & that the county recommends for our area. As they first left the "completed" building, it would barely have supported a 20 pound snow load, far from the 80 pounds required. When this was brought to Roper's attention, it was dismissed by several people in the company until something got passed up the chain (possible once the engineer heard from us & learned his name was on plans he'd never seen) & we finally got a call from the owner who agreed they had messed up & would do what every they could to fix it. The fact that he did send some guys back to do so at their expense, is the only real positive thing we can mention about our experience.
-The building is generally lacking quality control & no quality inspector from Roper ever went over it after completion as we were told they would. Some issues like the roof were huge deals, some much smaller.
-There are walls & some posts far out of plumb.
-There are bumps in the concrete slab floor big enough to trip you.
-The one roof is not built at the prescribed 4/12 pitch, but sloppily at a 3.something/12 pitch instead.
-In places the bottom skirt boards used were cracked fully through the center when installed.
-There were missing blocks leaving a open hole in the corner from the outside to inside of the building.
-Door knobs were installed upside down & backwards.
-We were frustrated that after getting preliminary lien notices from materials suppliers, & contacting the supplier to see if they had been paid, & being told not yet, the office at Roper who had been paid for all materials well before this, stated that this is their normal policy & they do not need to pay bills for 90 days. After 3 phone calls to them on this matter, the office finally took it to the owner who said to pay them & we got the waver & releases shortly there after. It was very stressful to have the possibility hanging over our heads of a lien being placed on our property, for materials we had paid for in full previously.
