Building a home from scratch can be a very stressful and difficult ontaking. However, I was pleasantly surprised with my experience with Rotunda. They were extremely organized and transparent. Troy was my project manager and was a pleasure to work with. Sherry and the team at the office were extremely communicative and responsive. There are always situations that come up, but I feel they handled them professionally. I would recommend them.

My husband and I had our "forever home" built by Rotunda in 2015/2016. Like many others have noted, we had weekly reports from Chris Wicks with pictures. All seemed fine.....but when we moved in, March 2016 they were finishing up with delays due to the heavy rainy season. Less than a year later a crack appeared across the living room, kitchen and pantry floor. When we called Chris, he explained that it was past the year warranty but he would as a courtesy have the tile floor crack fixed. Which he did, thanks Chris. But guess what, another crack appeared in another location in the living room, and across the doorway to back hallway off kitchen. Chris sent a husband/wife team to fix that. And they did fix it but the larger earlier crack across living room reappeared, too late to get that re-fixed. Just gotta live with it, I guess. There goes the resale value. I would advise anyone planning or even thinking about using Rotunda Homes to build your forever home, to thoroughly investigate their reputation with the Build Zoom board. These people claim to build custom homes; the only thing they are good at is excuses.
Like with other customers, they made a mess of the grading and them they blame it on the lot. They don't take responsibility for anything.
I am going to list a few issues:
1- They took a flat lot and made a mess of it. They build my house below the street level and when it rained, the water accumulated in front of the house that I could not come in the house unless I wore high rubber boots
The had to come back re-grade the side of the house to resolve that issue
2- There was a crack on the lanai ceiling that took 5 times to resolve and still the crack shows up
3 - They build a retaining wall on the left side of the yard and the wall collapse a few months after it was built
4- The septic system failed within three months after we moved into the house. They had to replace the leach field. I still having issues with the septic system. I had to have the tank pumped twice in less than two years. The water is not going into the drain field. When you call them, their response is that the warranty is only for one year.
These people have no integrity. They are not builder, they are brokers. They don't build anything but excuses. THEY WILL CONVERT YOUR DREAM INTO A NIGHTMARE
They negotiate with contractor for the lowest bitter and they don't care about quality.
(Rotunda I know this is so because what you charged us for the retaining wall was not what you paid the people who built the wall)
PLEASE, STAY AWAY FROM THESE SO CALLED "BUILDER" IF YOU WANT TO AVOID HEADACHES. -

I got no answer from the owner because they know I have pictures of all the poor job they did . Lately I contacted one of their manager regarding my septic which had to be re done while we were living in the house about a year ago . I was told it was no longer under warranty. After a month in the house we stared having issues with the septic, Mr. Frennete response was we have 3 bathroom and and 3 people using the bathroom . This is a house of 3415 sq ft with only 3 people using the bathroom and basically his answer was we were over saturating the septic. Do your self a favor before you use this contractor do your research . I was quoted 586k by the time the house was completed after 17 months we spent about 100k . We were built 20k for a retaining wall . 14k for a septic , about 10k for a well, about 6 for sod. I have all the emails to prove it and invoices.

Building a home is no easy feat, and during COVID-19 , had proven to be a challenge, but we found Rotunda homes was up to the task. They took our ideas for a custom home, starting the adventure by pairing us with the right architect who was able to see our vision. With all of our notes, Pinterest ideas (which are the devil lol) opinions and sometimes outlandish ideas, they saw what we were eager to build. The communication was far better than we could have ever expected. Weekly updates, availability to speak with the team, the GC always one step ahead... all while a pandemic was wreaking havoc on the world. The design team finding different ways to make the house our home, with special touches that only close friends would pick up on. A few side steps that could not be avoided due to this unforeseen situation, but otherwise a seamless transaction. We wanted the best, and we believe we got it. In before the holidays was a bonus, and so very appreciated. If you are able, build with Rotunda homes.

This was my 4th custom home and 4th builder in the past 40 years. Though I do NOT consider this a Custom builder. The home was built 2 years ago and I have had nothing but problems. The build was the most painful and unprofessional experience I've had. The owner and staff were totally non-responsive, except when they issued their "non-included" extra invoices. Don't waste your time and money with this TRACK home builder. They use the cheapest materials and the cheapest labor they can find. It took twice as long to build as my other "larger" homes did and had numerous failed inspections. Buyer beware.

** FROM MY PERSONAL EXPERIENCE ** Do yourself a favor find another custom builder I wish someone would have warned me and posted a honest review prior to signing and instead of being misled by FAKE NEWS …just to get a 5 star rating on google (there too many other companies out there that will provide a better quality, experience and respect your business) Don’t let the so called “showroom” room fool you this is a family owned and operated business with no communication, no pride and no attention to detail and no accountability. They label themselves as a custom home builder but produce TRACT HOME QUALITY from start to finish. We didn’t get what we paid for and when we did, we had to fight for it. This is only a few pictures of what they think is acceptable but have many more photos in my camera roll. At one point during our build I even requested a meeting with the president to meet onsite concerning our issues and my request was completely ignored!! After pointing out poor craftsmanship rotunda even got LOCKED OUT OF OUR OWN HOME my guess is to deter us from identifying any more issues prior to closing so they can just get their final payment and run. Amazing builder! We used rotunda for a custom home and couldn’t be happier. From architect design meetings to having multiple follow ups with the crew on colors and cabinetry, we found the experience to be absolutely perfect!
