We live in McClellanville, S.C. and had our modular home built by "Royal Homes" in Summerville, S.C. It's a lovely home and we are so pleased with the quality of the modular home, that we are living in now. So many extras came with the home that we were so surprised we never asked for them, but there they were. We would recommend to anyone looking the build a new home, Modular is the way to go. The sales people were so kind, helpfull and professional throughout the entire process during our home being built. We are considering having another home built by "Royal Homes" Steve and Janice

We Chose Royal Home's due to their past reputation as a leader in the modular home industry, unfortunatly this was not the case for us. For the sake of not creating a overly long post I will only hit on a few key issues as to why Royal received such a low score.We took our custom drawn plans to royal and asked them could they build our home, They stated yes, wouldnt be a problem. We had a few requests upfront before signing any contract, one was we wanted a 2 1/2 tier block elevation and not the standard 5 tier due to a family members disabilities, we were told not a problem and that we could work this out during the build. The second major concern was the quality of the cabinets, we specifically stated we didnt want any particle board cabinets. Third request was to use Composite Trex boards for the decking material on the two porches and lastly the sales team told us we could select the brand of HVAC during the build but would be responsible for any additional costs. We were also told by the sales team that royals project managers would be happy to work with us on these requests during the build which also wasnt true, They didnt want to make any changes. The home was delivered and the first thing we noticed was the cheap partical board cabinets,which was one of our major concerns. We called Royal's General Manager to trying to work something out but his only response was thats what we ordered by contract and he nor the factory could do anything about them, so we tossed the cheap Junk. I Seeked legal advise on this matter and had grounds to litigate the issue but it really wasnt worth the hassle to us of going through with the suit.On one positive note here, Royal's General Manager at the last minute instructed his project manager to install the Trex Decking at no additional cost in hopes of easing the burden of the cheap cabinets, this was greatly appreciated and did help somewhat. Another discrepency was the entry doors, we paid top dollar, 1500.00 each for what we were led to believe to be real mahogany wood, instead we have two cheap looking mahogany stained fiberglass doors. OK now the home is set on its foundation. The main sewer line was hooked up before any of the toilets was set, wow what an odor in the home, things at this point were moving very slowly, Then I was told by Royal home's that any loosley shipped plumbing hardware and fixtures would be the homeowners responibility to install or have installed, which the factory later totally Disagreed with saying the homeowner should not have had to install or pay for any of the loose plumbing installation. After a couple of weeks in the home we kept getting a sewer odor and finally traced it to The plumbers hooking up the hot water tanks open floor drain to the main sewer line, again horrible odor issues, After two weeks of waiting on their plumber to correct the problem I couldnt take the smell any longer so I paid to have it corrected. Lastly we have bad settling cracks in the sheetrock and a kitchen circuit breaker that keeps tripping disrupting the power to the refigerator, so I called Royal Again, Shane stated they were not resposible for settling cracks, ok and now the breaker issue. After waiting another week with the refigerator running off an extension cord to another circuits outlet I had to hire a electrician to come out and inspect the wiring and change the breaker and replace four outlets due to stripped neutral screws. We've been in the home now seven months and To this day Royal Home's has not been out to take care of the small punch list items that was discovered during the final walkthrough. I hope this helps anyone thinking about selecting Royal Homes to have ALL concerns, big or small documented before signing any contract with them.
