    Have spent 30 years working with contractors. Rob Hoyd hands down is the absolutely the worst I have ever met or unfortunately performed work for me. First he took 3 weeks to get us a quote. We should have known than. He gave a ton of excuses and came highly recommended from a realator so we gave him a chance. We signed a contract and had a start date. For the first 6 days of work to be started he did not even show up once. He sent two workers that only worked 3 of the first 6 days and only 3 hours a day. When we questioned work not being completed and that a agreed amount of work was to be done in the first 2 weeks he became belligerent and telling us he doesn't check in with anyone. He than stated he has no time card to punch. At the end of the second week which was our first deadline not one item was completed and the house was left a mess. We questioned his companies performance again he started being dismissive even though we paid him over $5k as a deposit and after 2 weeks only item that was complete was recesses lighting. He installed a ceiling fan in the wrong room and installed it incorrectly. The only way to use the ceiling fan was to have all the lights on. When I questioned him he stated he was not putting in another wire even though his contract stated all.wirong and dimmers. Dimmers were not installed either by the way. Garbage was left throughout the house. He than said being spiteful he does not do garbage. When the third week started again he did not show up again. The following Thursday we had inspection When we went up there toilets were not done, shower walls were open. He stated he would be there the next morning before inspection which was scheduled at 11 to at least put in the toilets and shower wall. He showed up at 1215 no call.no communication. We cancelled inspections. When we asked him for a direct timeliness for all.wirk as we needed to reschedule inspection he yelled again and stated he does not give time frames and even though he did not meet his first deadline and was a week late he asked for another payment. Still at this point only thing that was completed was recessed lights, one out of three toilets, one out of 3 exhaust fans and rooms were 90% painted. In other words 40% of the work that was suppose to be done before next payment, but he demanded more money before doing anything else. He also still refused to give exact time frames just saying trust him he will get it done. DO NOT HIRE HIM or listen to realators that recommend him. We now are hiring other contractors and have wasted 3 weeks and still have to fix work that was done incorrectly by his company. I would strongly suggest googling the contractor and his company for public postings about both.

    Rehab a single family rental property

    Rob Hoyd of RTR Property Maintenance was recommended to me by my real estate agent, so I had high hopes that he would do a solid job on a simple rehab of a single family property I purchased in Allentown, PA.

    Unfortunately, he completely let me down: he did not stick to his timeline, did not finish the job, delivered poor results, and was infuriating to work with.

    Rob agreed ahead of time that the job was not to exceed 30 days (noted clearly in the invoice), and over 60 days later the job was still not done.

    He gave me excuse after excuse, citing a family emergency one week, then his crew getting sick the next, and bad weather another.

    To be fair, in the midst of the pandemic and a winter of several bad snowstorms, I was willing to give him the benefit of the doubt.

    As an investor, I understand that there are often causes for delay beyond a contractor's control, and I patiently waited each week hoping he would make up for the delays as best as he could.

    In addition to the upfront deposit to start the work, I sent him the mid-job payment within 14 days when he requested despite the delays.

    Yet, he failed to provide timely updates on his progress. He became increasingly defensive, rude, and difficult to get ahold of.

    When it came time for our CO inspection (which had to be rescheduled twice due to delays in the work), Rob assured me the day before that the place was ready. The property failed the inspection, and several of the items on his scope of work were listed as unsatisfactory in the inspector's report.

    When we reached an extra 30 days beyond our agreed turnaround time, I'd had enough. I gave him a firm deadline at the end of that week to finish the job.

    When the deadline was reached, he had the nerve to aggressively demand final payment the same day (before I could even inspect the property), threatening to file a lien against the property if I didn't comply.

    When my property manager inspected the property, she reported that RTR left many of the items in the scope of work undone, and many of the things that were finished were done poorly (see photos).

    In the end, I fired RTR and had to hire another provider to finish the job, causing several weeks of additional delays.

    Bottom line: If you want a contractor who will deliver quality work, stick to his agreed timeline, provide regular updates, communicate effectively, and take responsibility for delays like a professional, do yourself a favor and find someone else.
