That was a strange and expensive corner to cut…we purchased a house in 2021 that SBM had just worked on, as a pre-sale remodel to finish the basement. They even list the address on BuildZoom. The sellers had contracted them. The superficial work quality was ok, certainly they cut some corners on baseboards and drywall and such. But it wasn’t until we had an electrician out to fix some related electrical work that we discovered that THE FINISHED BASEMENT WALLS HAVE NO INSULATION. It’s just air between the concrete foundation and the drywall. I’m mystified because installing insulation is the easiest part of finishing a basement wall; with the drywall down, it would take about an hour, and the drywaller would have had plenty of time looking at a naked concrete foundation to think about skipping that step. Code requires R15 for the walls and R38 for the rim joists. The remodel areas where the city inspected, like egress windows, we insulated, but the rest of the basement was not, and I'm confused on that point as well. We located the plans that were submitted to the city for permitting and (sure enough!) they clearly describe that the basement walls were supposed to be insulated during this remodel. We reached out to SBM to ask about this, several times, in writing and through BuildZoom, but they never replied. I wish they would have helped to clear up the issues. Basically, SBM acts like a fly-by-night operation. Now, we’ll have to find a more credible contractor to fix their shoddy work. It’s a mess that could have been avoided if SBM had completed they work that they were contracted to do. I hope we can avoid pressing the sellers’ for liability. Future clients should probably save themselves the hassle and go with a more reputable contractor.
