We purchased a new built Seda home in 2021. Due to a quick out of State transfer we were unable to view our home before closing. Although we did have an opportunity to at least walk on the day of closing Seda would not allow us in the home until we signed. The home has a beautiful layout and exterior. But our luck, and the faith we had put in Seda, stopped there. In the 7 months we have lived in our home we have had numerous disasters. The plumbing backed up sewer into our tubs and showers, flooding the floors and pouring out from under the un-caulked toilets. Our front porch ceiling fell down. The front door flooded during a normal rain storm. Paint is unbelievable, like sandpaper and full of drips. Every room that is tiled has broken and chipped tiles. Our refrigerator cabinet was not secured, it pulled away from the wall. The counter top on that wall has a corner that was broke off and glued back on. There is a fill 1/4 inch of caulk between the cabinet and wall that keeps pulling off because the counter top is too small. Baseboard were not caulked, brad holes not filled. Most of the trim wasn’t cut to meet properly. The tile wall in secondary bath is ridiculously bowed out. Every tub and sink is chipped and scratched, we believe they must be discount purchases. Carpet is so cheap it must be off the roll. The trim around the outside of our front door was never painted. On and on and on… Seda fixed the plumbing but refused to put a video down the sewer until after the second time our home was flooded with sewer. The issue was a piece of pipe they had dropped down the plumbing and just left it. They did repair the falling down porch ceiling and the flooded front door. But for the rest we were told,”You purchased a beautiful and well built home” their warranty is crap. The contractor is rude and not up to the job. Owners do not care a bit. We bought this home for over 400,000. We are furious! Buying a Seda home is a crap shoot

Warning do not purchase a home from SEDA. We had numerous problems with our home, and while most issues have been resolved, the fact that they will tell you a bunch of lies to Get you to buy a home. They stopped building quality homes and build nothing but cheap looking spec homes. Linda one of the owners is just the rudest most unpleasant person, hopefully we can get out money back on this house when we sell it. Don't trust them, nothing but lies.

There has been nothing but problems. From start to finish. After you close company doesn’t care. They misled and have horrible quality of work. I advise anyone to stay away!

I'm writing this review as we did not have any home owner reviews when we purchased our Seda home in Linda Lakes.
Pros - 1) This is a nice gaited community.
2) Nice neighbors
3) The Seda Homes warranty department is very helpful.
4) The open floor plans are very nice!
5) Low property tax in Middleburg.
6) Many builder options
Cons - 1) Do not buy your home until you are ready to move. Not knowing your new home issues (there will be issues) may void warranty options if not reported soon after closing.
2) Although this is a nice community the homes on Cherry Lake Lane on the pond is close to Long Bay Road. The sound of traffic from this road echoes off the walls of the house making it seem even louder. The traffic noise begins early in the morning on weekdays (5:30am) and continues into the evening. We heard the traffic when we looked at the property but we visited on the weekends when the noise was less and the salesperson led us to believe that there would eventually be a fountain on the pond which we all agreed would help block the sound of the traffic. We have been here for over a year and no fountain. To add insult to injury our requests for a fountain have been ignored and the builder recently installed a fountain on a smaller pond in the back of the development. I would imagine that others are aware of the issue as there are unsold spec homes and lots on Cherry Lake Lane and buyers seem to be moreinterested in homes in the back of the development further away from Long Bay Road. The cost for peace and quiet was in excess of $20k for us to enclose our lanai. Who wanted to sit outside listening to pick up trucks with no mufflers, motorcycles, and construction vehicles.
In summary, nice home in a nice community with a lot of traffic noise that could be reduced with a little effort from Seda! -

SEDA Homes are absolutely breath-taking and my family and I were able to make one of their newly built homes our forever home. Being first time home buyers, we dreamed of buying a home that would be exactly what we wanted rather than having to buy and resale until we built up enough equity to actually purchase a home that we could call our forever home. Due to the creativity and newly designed features of the SEDA Homes, we found it in their Magnolia Model and surprisingly, it was within our budget. Starting the process in January 2017 and Closing early March 2017, we are now SEDA homeowners and are referring them to all our friends and family as they are also awestruck every time they step foot into our new home. From a Disabled Veteran and his family, Thank you SEDA for making our dream a reality.

From the time I closed on my new home with seda construction in 2004 until today, 2014, I have had nothing but problems. Poor construction quality inside and out. Stucco, and windows were never installed properly and now I'm stuck with an un sellable house. I have spent thousands of dollars to hire professionals to determine my house has to be torn down to the studs and redone. I no longer have homeowners insurance ,and seda will not stand behind their warranty. Buyer beware!
