I hired Kyle Drake of Sensible Home Solutions of Georgia, LLC, in September 2014, to do a $145k rehab on a historic home, that I bought for an investment. Let me start by saying that I could not be more disappointed. he initially came off as a nice "Christian" guy, but that is not what was presented throughout this project.
First, this was supposed to be a 90 day job, max, and when I terminated his services at the 120 day mark, the house was NOWHERE near finished. Much of this can be attributed to the fact that there were many days that no crew showed up to the property to work, with no explanation, and days were wasted. I addressed this with Kyle twice in the beginning, and when I did so again AFTER THE DEADLINE passed, he became hostile via e-mail and voicemail, and was very disrespectful. Outside of the lack of work ethic and lack of professionalism, I had to deal with such issues as having to have things redone two and three times due to the fact that they were done incorrectly, and materials were ordered that I did not authorize, in which he refused to return. While there were MANY minor issues that had to be corrected, often more than once, there were some major things such as the ceilings. The ceilings have several large dips and sags in them, and the exterior wall on one side of the house is uneven because he was not there to ensure that the joists were even during framing, and did not add proper support. The contractor chalks this up to it being an older home which is BS. I have been in several older homes where the ceilings are even, especially seeing that this was a total gut job and he had access to all of the framework. I spoke with the inspector myself, and he informed me that he advised the foreman on this issue. Why the foreman and not the contractor you may ask? That is because the inspector NEVER even met the contractor because, as stated before, he was never there for any inspections. Also, the contractor refused to build up the subfloors underneath the hardwood floor, due to the fact that he wanted me to spend about $14k on floors, which would enable him to buy a huge amount of cheap oak, sand it down, and put multiple coats of polyurethane on it. In other words, he wanted me to go with the most labor intensive way possible. He initially told me that the existing hardwood floors could not be refinished; however, two different contractors have then stated otherwise and advised me that it would be foolish to rip those up.
I mentioned earlier that the crew was always there doing work with little to no instruction due to Kyle's absence, and it showed in other various ways. I told him that I would be using satin nickel finishing throughout, so why did interior doors go up with bronze hinges? Also, I mentioned that the floors were not finished, not even touched, yet baseboard trim went up without my consent. It appeasers that he did this to meet a checkpoint to request a draw. My bathroom tubs were also ruined due to several different elements of debris, left over materials and garbage being thrown in them. I had some really nice wood that I took from one room in the house to use elsewhere, and that has been ruined from being thrown in a pile in a room with asbestos on the floor, and was not covered up during painting. I walked in one day only to discover that this guy was storing a very nice tub in my house that was for ANOTHER PROPERTY, after having him order cheap tubs for my house. He also installed a thermostat in my house without my permission and used my heat excessively. I requested plumbing to be moved over in one bathroom 3 different times , and it never happened. This was an absolute experience from hell. The contractor was very disrespectful and very defensive any time I asked him questions or had concerns. He did not show my property the attention it needed and deserved, which led to me terminating him. He did not want to address and own up to mistakes that were made, and instructions that were ignored. The day I terminated him, I reached out to him to discuss final payment, and for him to come and get his items, and clean up the huge mess that his crew left on the premises, I never received any response from him, and he instead, the very next day, filed a lien on the property for an erroneous amount, and tried to strong arm and extort me out of an amount that he was not entitled to for unfinished and shoddy work, and also included money for overhead and profit for a job that he was fired from, for what I considered breach of contract in several ways.
I would not recommend this contractor under ANY circumstances. In my opinion, he is all about the money, and will tell you what you want to hear, and make you think you are on the same page, only for you to come to your property to see that something completely different has been done. This was a miserable experience that has left me in a bad situation. Please do not put yourself through this headache

Kyle Drake was a joy to work with on my beautiful new laundry room in 2016. The job was completed under budget and on-time. I couldn't be happier with the results! The laundry room was previously an open foyer which was enclosed as this new laundry room!

We really wanted to like our first experience with Sensible Home as our initial meetings inspired confidence. Unfortunately things went from good to bad rather quickly once the project began. We were renovating our kitchen and bath and while we didn't expect them to do all the work for us in design, we felt the prep phase lacking. This foreshadowed what to come. We had to constantly complain about the quality of work done after each step in order for things to be done right, almost always having more communication with the workers than with them. Several jobs completed were done in a less than satisfactory manner. To top things off, we had to argue to get money back for things that were done that we would have to pay to get fixed. There was no presence after the work had been done and no final walkthrough.
We have since hired another company for another project that has sent a project manager more than once a week to check in and make sure everything is going well. Not to mention that when they made mistakes, they beat us to it by admitting they need to fix the problems free of charge. Finally we were reminded that we weren't crazy and that there was a right way to do this.
I would not recommend this company unless it was about 25% cheaper than what we paid.
