BUYER BEWARE: I typically do not like to post these types of negative reviews, but it is my goal to warn new home buyers about my experience with Sharper Homes, Inc. based out of Ham Lake, MN. The home buying and building experience should be one of excitement and happiness, but unfortunately with this builder it was not. While I don’t expect anything to be perfect, my issue with Sharper Homes arose at the time of closing and continued past the 12-month warranty work. The issues range from not completing work that should have been done prior to closing, being treated rudely at the pre-closing walk through when we pointed out areas that needed to be fixed, finding out days before closing we had unsafe arsenic levels in our well water (and had to rush to correct this), and service work (including replacing a patio door that they directly damaged) that took well over a year to complete. To make matters worse, the house they built / landscaped on the lot next door (after our house was complete) has caused water damage to my yard. The grading of the next door lot has water going directly towards my house and into 1-2 areas of my yard which has destroyed my landscaping and lawn that I spent a significant amount of money on. I have tried contacting them about this multiple times, but Sharper Homes has come up with every excuse possible to try to avoid their responsibility and resolve the issue with me. The water drainage issue was directly caused by the irresponsible way that they graded the house next door - there was no issue until they completed that work. I have had three drainage experts take a look at this, and they have told me that this issue was directly caused by Sharper Homes building / landscaping the house next door in the manner that they did (creating steep hills that swale directly into my yard). One drainage expert said that a "reputable builder” would fix the issue, and that I should take this up with the builder as they caused it. It is my belief that there are many reputable home builders, but Sharper Homes is definitely not one. Once you close on your house, they are difficult to get a hold of and very slow to respond to any correspondence (example: there is no service phone number for maintenance issues – only an email address). Needless to say, I’m really disappointed with how this has all turned out, and now have to take time and energy to seek legal action for what should have been resolved by Sharper Homes. Please share my experience with potential new home buyers, so that they are not put in this same situation with this builder.
