In my opinion Chad Shipley is a not a good general contractor. When it comes right down to it, I do not feel like Chad or his project manager cared about my project. He will say whatever he can to make you feel comfortable then it goes down hill from there. The project manager told me that Chad doesn't know how to build a house!?!? It is sad that I just feel fortunate that my project was completed. Sounds like many more have worse problems with this company. He has some good people working for him that care, but I in my opinion, Chad only cares about your money.

If you hear the name Shipley Builders all I can say is run. Don’t let Chad Shipley’s helpfulness and willingness to do your project when no one else will fool you. Once the contract is signed and the deposit is sent the project will come to a halt. After sending Shipley our deposit in June it took 45+ days to make any movement on clearing the lot. Once the lot was cleared it took another 45 days to dig the hole for the foundation, then another 30 days to set the foundation walls, then almost 60 more days to drive the piles for the boat dock, then another 60 days to build the boat dock, and start framing on the house. After 10 months Shipley had drawn over 40% of the funding for the project all we had to show was a house that was partially framed, a boat dock that was not finished, piles of trash and debris on the property, and Shipley Builders reaching out saying they would need another 50K to complete the project even though our contract was for a firm fixed fee with no provision for overages. Even though we had a firm fixed contract with Shipley we were willing to help cover some of the overages on material costs, and when we asked for an accounting of what had been spent all we received were photos of random receipts. Through the process we learned that Shipley installed a different, less expensive foundation wall system than the superior walls they quoted and kept the difference, no inspections had been done on the slab that was poured for the house, and they never filed a building permit with Dominion or with Warren County for any work done on the boat house even though they collected the money from the bank for permits. Additionally, Shipley never provided a complete drawing package for the house. Shipley kept sending drawings for similar houses they built, however, ours was different in size. The kicker is that after we fired Shipley, they came to the property and stole any remaining lumber that we had already purchased from the money they collected from the bank. This was our first home-building process and we certainly got taken for a ride. All I can say is hire Shipley Builders at your own risk.

Contractor has lowered my property value. He damaged Dominion Power waterfront property in front of my lot, and his mistakes have been submitted to Dominion legal department to press charges against the owner.
Additionally, contractor took my money, but will not finish the job. He was specifically asked, and he lied. -

We had a very large scale project that was not executed well and was overall a really negative experience. The project was drawn out and really should have taken half the time. During the project several parts of the job had to be redone a number of times because of poor workmanship by the subcontractors they use. After the work was complete, we had to have part of the interior re-painted and all the overspray cleaned from fixtures. After moving back in we discovered there was still smoke/soot in the rafters over our bedroom and upstairs which they supposedly supervised during the remediation process. Consequently we had to bring in another company to fix the work that was not executed correctly. The last issue we had was a leak in our roof. When we reached out to the owner of Shipley Builders, he refused to honor the warranty stating that a storm had caused the damage, even though we provided a report from a licensed roofing company indicating that the leak was actually caused by their company re-installing the old flashing which sustained a nail puncture causing the leak. I would not recommend this company to anyone. They do not use quality sub-contractors and there is a lack of appropriate supervision and zero accountability for the work they complete.

A warning to anyone considering hiring Shipley Builders or Lyman (Chad) Shipley. We hired them to construct a new home, and they collected a $4,000 deposit from us to get started. The day before our settlement, we found out they did not possess a valid North Carolina contractor's license, as they advertised. Their licenses have, and continue to be, revoked, which is public knowledge. In addition, they filed for the building permit, which was denied because they did not have a valid license. After months of assuring us that their license would be reinstated, we fired them. They apologized and said this was sorry this happened and agreed to return our $4,000. After many unanswered phone calls and texts asking about our refund, we filed a lawsuit and obtained a judgment for the full amount. If you are considering hiring them for any type of job, we advise you to check the North Carolina judicial system portal to view our case.
