I would definitely not recommend this contractor to anyone. I moved in my home October 2019 and am having lots of issues. I didn't notice when i purchased my home that one of my shutters were missing which they refused to replace when brought to thier attention. My porch was never painted. I requested for them to come out due to the siding not being flashed. You can see the boards behind the siding which will rot due to getting wet when it rains and will eventually have to be replaced soon. I have a large puddle of water coming into my kitchen floor when it rains because there is no flashing at the back door. The balcony door is rotting on the outside because there is no flashing. When it rains I have a puddle of water on the front porch because the porch is not leveled and there is a dip. My bathroom window inside is already rotting due to the window not being properly sealed and when it rains water gets in. I can go on and on but I requested them to fix the shutter and siding with fail. I DEFINITELY WOULD NOT RECOMMEND THIS CONTRACTOR NOT EVEN TO MY ENEMY.

The builder left a 6 foot deep, 6 foot wide sink hole in my back yard and covered it with pine, hay and faux grass. I moved in to my new home on November 22, 2018. To my shock, I discovered a sink hole in the back yard. The sink hole was frightening and huge. 6 feet deep and 6 feet wide. It took me a few days after moving in to notice it because the builder covered it with debris and tree brush, weeds, etc. I have a puppy and children so I immediately reached out to the builder - Silverstone Communities * 6621 Bay Circle, Ste 170 * Peachtree Corners, GA 30071 * 866-559-1910. The builder ignored me and NEVER got back in touch with me.I was so aggravated and did not know who to contact. A year later I went in to my back yard and noticed the sink hole was filled with hay, grass and dirt. When I reached out to the warranty department, they said the problem had been resolved. I also informed them that the house they were building next door to me had red dirt spilling on to my property. They stated that unless there was damage to my home, it was nothing they would do. I was so sad and hurt that someone could be so cruel and negligent that I cried. I was pretty depressed because I could not believe that I bought a home from such a heartless person. I am attaching pictures of the sink hole and the dirt spilling on to my property. I went to the engineering and water department of my county and they told me the builder was negligent and needed to fix the problem and not cover it with dirt and hay. They said he may need to have his licensed suspended until this dangerous situation was rectified. -

Case Description: Silverstone Communities failed to install a doorbell in our newly constructed home and failed to follow-through to completion with repairing it.
I have been a homeowner for over 20 years. I have purchased homes in both California and now Georgia. I have purchased both new constructions and pre-existing homes. To my dismay, Silverstone has by far and unequivocally been the worst home buying experience I have ever had. The home buying experience in and of itself can prove to be a very trying and stressful process and the lack of professionalism and lack of follow-through shown by Silverstone makes this process even more stressful. At the onset, the Silverstone real estate agent, Eva Thomas, failed to provide my husband and I with important disclosures that almost resulted in us not being able to close on own home within the deadline. Each time we would ask her questions about deadlines/timelines she passed blame and there was no accountability on her part for the misinformation that she provided us.
In addition, the homes are built very poorly. I have purchased newly constructed homes in the past through more reputable builders such as KB Homes and Warmington Homes in California, where the builders take pride in providing quality homes to families. On the contrary, Silverstone Communities seemingly just rush through the construction of their homes and they use faulty and poor quality products. For example, we were in our "newly" constructed Silverstone home for less than a year and had to replace our garbage disposal. When we reached out to Silverstone to have it replaced, they told us that the garbage disposal was not under our 1 year warranty. Consequently, we hired a company out-of-pocket to replace our garbage disposal and to our astonishment the technician informed us that the old garbage disposal was "old" and appeared to be used. He further told us that in his decades of experience, he has never had to replace a garbage disposal in a new home. To add insult to injury the builder also failed to install a doorbell in our new home. After months of being given the run around from Silverstone, they finally sent out an electrician, James, who installed the doorbell but left the entryway with exposed drywall and a huge hole in our entryway. Several weeks later they sent out another person to complete the drywall but left the surrounding area unpainted. Silverstone failed to follow-up with us to schedule someone to come out to complete the job and they made us re-submit another request online through our warranty for the SAME job (doorbell installation) which they failed to install and failed to complete. Weeks later, we spoke to a Silverstone management representative, Denise Byram, who assured us that Silverstone would send out someone to complete the job. We waited again for several weeks and left several messages with Ms. Byram and she never returned our phone calls. We purchased our home in May 2018 and it is now October 2019 and Silverstone has still NOT sent anyone out to paint the drywall from the doorbell installation. To date, the job remains incomplete. I am very disappointed and unhappy with the EXTREME incompetence and unprofessionalism displayed by Silverstone Communities. As the holidays are vastly approaching, we are planning on hosting our family and friends, many of whom are flying in from out of town to see and share in our new home. Admittedly, I am embarrassed to host my family and friends in my new house that unfortunately, and to no fault of my own, has a major eye sore of an unfinished and unpainted wall as soon as one walks through my front door! As the saying goes, Home is where the heart is, however, my husband and I are disheartened by the incompetence, poor quality, poor customer service, and blatant lack of concern and follow-through by Silverstone Communities. Sadly enough, my new house does not feel like home. I would advise anyone considering Silverstone Communities as their builder to reconsider their decision and to go with another more reputable and professional company. -

It has been two (2) years now and we are still waiting for Silverstone to repair warranty items, both specifically covered by the 2-10 warranty and also items their reps promised to repair and cover before we closed. Numerous calls and emails now go completely ignored, both by 2-10 and Silverstone. One wonders if their higher ups are aware of the very poor customer service, or if they are the ones implementing it on down the chain, and not concerned with their image. AVOID.

Here is my opinion of the builders from Silverstone Communities, to reflect on the builders of the Lower Village Subdivision - BUYER BEWARE!
My husband and I purchased a house in the Lower Village Subdivision, Ellenwood, in January 2019. The builders of this community does not care about fixing issues once they have their money in hand. I have completed my walk-through with cracks in my cabinet base, and they were supposed to place an order for a new cabinet door. Instead they patched up the crack and made us believe that they replaced the door.
Their "turn-key" service includes leaving paint on brand new carpets and flooring.
They had the garage doors installed by a vendor. The metal on the ceiling between the garage doors was hanging after a few months. We discovered that it was never secured by studs. After contacting the "2-10 Warranty that was recommended included with the home purchase, I was told that they would send someone out to look at it. No one never came and they closed the ticket. After I reached out to them, to let them know that no one came to the house, this was their response-
"Silverstone Residential GA LLC has informed us that they have reviewed your garage door and determined it is not warrantable. That an outside source install the garage doors which has now voided the original vendor’s warranty. The homebuyer stated that the screw on the overhead track was installed directly into the ceiling without hitting a stud but they would not have stayed up this long if the track was not securely mounted."
"Tyler and Mike" stated that no one reached out to them. Mike is the builder and Tyler is the PM.Before closing we were told that when the house next to us is completed they would have the landscapers come out and roll the grass to even it out. Also, the previous PM reached out to Mike regarding a tree that was left on the property with roots sticking out (not secured to the ground). Both Jeff and Mike said that they would take care of it. That was in February. Jeff left the company and I reached out to Mike several times, to remind him, in which he said he will take care of it. As of two weeks ago, the house next door landscaping was completed and my husband and I reached out to Mike. He told me it was too late, he did not make any promises to remove the stump with the roots and that he did put the tree there.
We also discovered a lot of garbage buried under the straw that they placed in the yard. Garbage from the gutters that they cut, tires, bottles...just to name a few.
After all the money spent to purchase this house, one would think that the customer service and response to incomplete or poor workmanship would be corrected. I was proven wrong and stuck trying to get these issues fixed myself on a brand new built house.
I have walked both Mike and Tyler through my house with them stating that they would get issues corrected but have never seen them come back to fix it.
At this time, my other neighbors are also complaining about the lack of response. In addition, we also have an HOA that collects money but does not return telephone calls.
Would I recommend this builder to anyone? "NO" definitely not. #silverstonecommunities #fox5atlanta #11alivenews

Horrific. Almost a nightmare. Don’t walk RUN. The man will charm you in to a review after closing and ignore warranty issues. There is very low quality work in my home. Uneven tiles. Moldy floor tiles, paint detail, dishwasher that leaks and a health hazard huge manhole in backyard. These people are criminals

You will receive absolutely no follow up on issues that need repair or attention in a timely manner if at all! Phone calls and texts go unanswered. Finishes are cheap and done quickly just to make the sale. They will not stand behind their product. Martin, the owner hides behind his employees who have little training.

Would give them zero stars, had that been an option. Just as all of the others stated RUN!!! My husband and I initiated a contract back in March of this year , 2018. We were set to close July 2018;however, they didn’t break ground until mid June of this year. They had blamed it on permit issues. Why sale a home if you don’t have your paperwork in order to make the transaction as smooth as possible? Needless to say the closing date changed to Aug then to September 28th. A couple of weeks before the closing date I was told they had changed the doors. Originally they had Cheyenne doors which I fell in love with. I had picked out handles for the doors and everything. Gayle, VP told me they had changed the doors to two panel doors which are comparable. Define comparable... The doors look nothing alike. I was not satisfied. I was told none of the houses would have the old doors. Until I stumbled upon lot 24. Lot 24 was a little behind our home in regards to stages to be complete. Our doors , the doors I didn’t like had been hung, while the doors at lot 24 were still in the garage. I wanted these doors. Gayle told me repeatedly they changed the doors and believe it was the vendors mistake that lot 24 had them. She refused to change my doors. On September 28th, just as the others stated we pointed out several issues one being the doors I hated has chipped paint also over several of them. Why did we wait so late to do so, you may ask? That is when they scheduled the final walk through the day of closing and first walk through was September 27th. Red flags !!!! At the final walk through we notice the refrigerator washer and dryer had not been delivered yet. We weren’t about to dine out every night. When calling the appliance store we were told we couldn’t get our appliances until Tuesday as they are close on the weekend. 4 days without a refrigerator I think not. To make this long story shorter we walked away and that is one of the best decisions I and my husband made.

Do not under any circumstance buy a home from this builder. They promise to fix issues that you find within the 10-month warranty, but they do not. They will try and say that the items on your list are not warrantable and/or outright refuse to repair. I've found several areas of my home that have shoddy workmanship, such as uneven trim, loose trim, crooked walls. In the beginning they say that they will have someone come out to do the repairs, but then will start ignoring your emails and phone calls. I have a drainage issue in my backyard due to poor grading that they refuse to fix, because they say it's from the fence I had installed, even though the issue was presented to them before I had the fence installed.
If they say they are going to address an issue, make sure you get it in writing.

Purchased a new home on November 10, 2017, and as new home settles, living room doors were ajar, pantry door, and closet doors was ajar, and of course all is covered under warranty. Carpenter came to my house and left a dreadful mess and tried to excuse it. Contacted the warranty company which is out of state, and one month, the builder has not contacted me or my wife and ha dodged emails and will not return texts. House is still in disarray, needs to be painted and recaulked. DO NOT USE THIS BUILDER !! Poor customer service.

Please do not deal with the builder or real estate company. The builders and agent lied to me about something as small as a ceiling fan. They tried to pressure me to close without repairing items my inspector pointed out. Trash in the back yard, drive way had cracks in it and was wrong color. The front porch columns were over lapping the porch. Several other items too many to go over, needless to say I did not close on the property. For this being my first time buying a home it was the worse experience ever. I would not recommend them to anyone very poor customer service. Trust me spend your money elsewhere.

My husband and I had the worst experience with this group. Vice president- Nicole Carter, Agent- Leslie Clark of Silverstone Communities are some of the most unprofessional, unsophisticated, tacky women in business that I have seen and having had the displeasure of dealing with in a long time. This company has no integrity and are very dishonest. To go into detail about my experience is putting you all too far into my business ?but I will advise you of this...if you come across this group and are interested in purchasing a home, PROCEED WITH CAUTION, DO NOT WASTE a minute or your money with these people.. Most importantly, don't take my word,, read their reviews! Thank GOD he covered my family and protected us from making what could have been the BIGGEST MISTAKE and investment to date for us. We have moved on and are SUPER BLESSED and happy!! Thank you Silverstone Residential LLC, LESLIE, and NICOLE! Had it not been for your unprofessionalism and inability to have proper customer service, I would have regretfully purchased with you and missed my blessing!!!
