- Building permit records show that Sipple Homes has worked on 8 permitted projects.
We signed up with Sipple and paid our deposit in June 2024 to build our dream custom home. We felt like we could trust Brian and Shannon, so although we were overseas, we could count on them. They gave us a range of $500 - $550 per sqft, which was 10%-20% higher than the average neighborhood new home sale price, but they reassured us it was because they are a premium luxury builder. We spent the next 8 months engaging with the Sipple team and an architect they recommended. Brian insisted on personally joining the architectural design calls to ensure we remained within budget. We made several design modifications during this process to reduce the build cost at his recommendation.
In early January 2025, they gave us the price: $592 - $637 per sqft, depending upon the options! Plus, a clause permitting him to increase the overall price by up to 5% if material costs increase. The latter clause was not a genuine concern if the price was within range, but it was too far off to start building the cheapest option. We were also told we had to pay Brian’s wife $7,500 upfront for designer fees so we could pick our taps, tiles, etc. This would also be billed at $150 per hour if we exceeded 60 hours. This pricing was not shared when we paid our deposit.
We were furious as we felt like we had been cheated. Of course, if you custom build, you invest all this time upfront in the project, so I think they believe you are so invested they can bait and switch you on the final price. They tried to give some vague justification for the vast difference in price that we were building a smaller house on a larger plot, but this didn’t make any sense as the house we ended up building was 10% larger than when we were given the $500-$550 per sqft range. We tried to get closer to the initial range over a couple of weeks but ultimately did not get there and lost trust.
We left, forfeiting our deposit and expensive architectural design.
I have given this review two stars as I have no reason to believe Sipple does not provide high-quality homes. However, our custom-build journey was not the dream we hoped for, and we wasted considerable time, money, and effort.
