    gut reno
    $50,000

Raul is a conundrum. He says all the right things, makes all the right promises, and I think he honestly means well. But then, he puts you through an absolute nightmare of ghosting, broken promises, and constant execution mistakes that destroy any good will you might have towards him. He disconnects his phone for weeks at a time while the job is still unfinished with no notice, explanation, or any other way to contact him. He overpromises and underdelivers in every way, bombards you with shaky excuses and plain lies, and then is very surprised when you are "mad".

Let me give you a few examples, in no particular order:
    - He signed a contract with a project delivery date of November 1st. Blew past that date because "the city didn't give him permits on time" (I had to step in and contact the inspector - Raul filed the wrong paperwork). Then promised he would finish the project by the end of December (to me, my neighbors, and my plumber). It's mid-February, and he is nowhere to be found and the project is unfinished...
    - He put some tile in my lobby, the grout started crumbling a week after he left, the tile started moving a month after he left. Apparently, he didn't do the subfloor correctly. In general, his tile spacing is both very generous and uneven - think toddler with crayons. In the bathroom, he was in a (self-created) rush to put down tile, so he didn't clean up grout as he was laying it - the grout dried out and needs to be scraped off with a high chance of damaging the tile.
    - As a part of a bigger reno, he promised me he is an expert in woodworking, and he took it upon himself to carve wooden trims for me (window trims / baseboards). At some point I asked to see a sample, and it was very-very bad. So I hustled and found a site that had beautiful pre-made trims ready to order with a delivery within days. The company was great, the trims were gorgeous, but apparently Raul had no idea they were supposed to be sealed after installation (explicitly stated on the company's website). As a result, he was rushing to sand and seal the trims last moment leaving yellow smears around the trims on my newly painted walls. (Those are still there in places because he never finished properly.) And the finish of the walls was subpar to begin with.
    - He doesn't show sufficient concern for the new and expensive items you purchase as a part of your renovation: floors, doors, vanities, bathtubs, etc. For example, I told him to NOT scratch my new beautiful entryway door multiple times and was assured he would never. The door was scratched with a shoddy cover up of the fact. He didn't even apologize when I pointed it out. I bought a factory finished pocket door - the white veneer was scraped. He was supposed to install a shower glass door - the doors are at an angle to each other and don't close fully.
    - He buys the wrong things and doesn't buy the right things, no matter how much explicit guidance he is provided - and it always results in unnecessary and lengthy delays: He ordered the wrong windows (7 of them...). He ordered a bathroom fan although I provided him with a detailed order stating that it was already purchased for him. He didn't buy sufficient trim and baseboard,. He didn't buy sufficient tile.
    - He fails to consult the customer and takes initiative at the wrong time leading to irreversible (or very difficult to fix) mistakes: I gave him a schematic for the electric work, but failed to specify heights for wall lights and a towel rack. He made a bunch of holes in the wrong places (including in tile) which led the electrician to wire things the wrong way.
    - Cherry on top: He distrusts reputable companies to do deliveries, so he goes to their warehouses himself even when they offer white glove delivery at no price. So, he goes to the Inspired Bath warehouse and picks up 2 sinks instead of 1. The Inspired Bath very kindly offers to drop by and pick up the extra sink for free. But no - Raul wants to drive the sink back himself! And guess what he does? He returns both sinks.

Similar to the previous review, I will give credit where it's due: He eventually gets some things done, though the quality is mediocre, and he tries to fix his own mistakes. I think he means well.

But for your own sanity, don't hire him, especially for anything complex.

    Verified Hire
    Disappointing

We saw two very different sides of Raul - 1 before we found out that he did not pull the necessary permits from the town and 1 after.
    - Before: He was diligent, responsive, and completed the project on schedule.
    - After: He was unpleasant, unresponsive and dragged the project out by 3 months after it was due.

A few important things to note:
    - Turns out he only has a HIC license, instead of the CSL license necessary to pull building permits in Massachusetts. Therefore I had to pull the permit myself and work directly with the town inspectors.
    - His initial work did not pass the rough building inspection because he used the cheaper R-13 insulation instead of R-19. This is despite assuring us multiple times that R-13 is sufficient. He had to tear down all the walls in order to replace them.
    - Work was incomplete - the interior paint job was done shabbily and he ghosted us so we have to get other contractors come in to complete the work.

To give credit where it's due
    - He did get most of the work done (and passed inspections) eventually, and it looks good overall
    - He helped us with stuff outside of the contract at reasonable prices. The work ended up being okay but not great (e.g. pea gravel was not properly edged, installed U-shaped shelves instead of L-shaped as requested)
    - His pricing was reasonable (not always the case given our zipcode)
