    November 4, 2022
    First floor remodel
    $250,000

The work on my house which started in November of 2021 and per the contract was to take 3 months is still not complete as of November 2022,
In September 2022, Smiley Renovations LLC (Smiley) completely left and has had no contact with me. This was after their employee, not subcontractor, damaged one of my kitchen cabinets to the point it must be replaced. I sent the Project Manager pictures of the damaged cabinets, and the last contact I have had from him or anyone at this company was “I was out of the office most of the day today and didn’t get a chance to talk with Josh about exactly what he did on Tuesday. I’ll talk to him in the morning and will follow up with you after.” I have since reached out to the cabinet manufacturer and they are sending their own crew to fix the damaged cabinets and wall units to finish the job. The cabinet company tried to reach out to Smiley Renovations LLC and they did not respond to them either.
We had a crack in the new countertop and notified Smiley, Smiley would not call the countertop contractor, we called them directly and the Countertop people without issue replaced the countertop.
Smiley Renovations LLC pays no attention to detail. I had to go back and forth over 10 times about the same issues to get the workbook correct, and then they printed out and gave the workers the wrong one. In the workbook they changed the style of door that I selected, and since I did not catch that change, I am stuck with doors I did not want. Smiley Renovations LLC measured my kitchen and living room incorrectly, so when the cabinets and shelves were being installed, they did not fit. Smiley Renovations came back and blamed the cabinet company, even though Smiley is the one who took the measurements. They gave the workers 2 different plans for my kitchen, and I had to go tell them which was correct because the Project Manager from Smiley did not know which was correct either. After waiting 7 months for my floor tile to be delivered, I saw that they ordered the incorrect tile. The list goes on and on of other mistakes they made, for which they never verbally accepted responsibility.
As I have already mentioned, this company has zero communication skills. You can call them, text them, and email them all you like; they will not respond. When I asked the Project Manager, after always being sent to voicemail, if he was ignoring me, he told the truth and said that he was. They do not care about their customers. I have called Daren Smith, the CEO of Smiley Renovations LLC and the Chairman of the Board of PRO Mid Atlantic, over 50 times, left messages, sent emails, and the only time I heard back is when I was withholding money. I was withholding money because they would not finish anything they started, and I would not pay them any more installments until what I had already paid for was finished. Beware of the contracts they use, because in their contracts they draw money at the start of the next phase, but do not state they have to finish one first. Smiley Renovations started as many phases as possible to get as much money as possible before eventually giving up on the project.
This company has no planning skills. I have read in previous reviews that Smiley Renovations LLC gets the job done on time and manages their subcontractors seamlessly. I have not had this experience. Per the contract I signed with them this project was to be completed within 3 months of the start date. That was November 1st, 2021, it is now November 2nd, 2022, and they are still not done. I have had to beg them to show up and do any work on my house. Materials had been sitting around for months as no one would show up except for a couple hours a week. My neighbors would keep asking about it and say, “We see the sign in the yard and the porta- potty, but it never looks like anyone is doing any work”. That’s because no work was getting done.
I could keep going on and on about how this has been the worst experience I have ever had, which it has, but there is simply not enough time.
Whenever I enter a house in which Smiley Renovations LLC has done work, my first thought will be, ”I wonder what this house was supposed to look like?”.
