On April 28th 2017 I contracted with Southern Exposure in Wilmington NC for a 15 x 22 foot sunroom. I was told to expect it to be finished 2nd or 3rd week in June. They did not start work until 6/12. That day they dug the footer for the slab. The following week they poured the concrete for the slab. Nothing was done for another 4 weeks. The salesman called and said he would call me with a scheduled start date on Friday June 30th. He did not call. Then he called me July 5th and said they would start July 10th. July 10th, 11th or 12th no one showed or called. They called me on July 13th and said the windows did not come in and it would be delayed another week. Workmen showed up on July 25th and worked 4 hours and installed part of the frame. I was called on the 27th of July and told the company sent 4 inch roof panels and not the 6 inch panels the project called for, and there would be a 2 week delay waiting for the correct panels. They came on Aug 8th and installed 2 panels before it started to rain. Came back on the 10th and installed one panel and the lead contractor cut his finger to the bone and had to go to hospital for stiches. When the frame was finished and the windows were installed, there were gaps in the metal framing. When I brought that to the attention of the contractor, he said that the factory made some errors in measurements but I would not notice it on the finished product. They filled the gaps with caulk. The electrician had to trench around the sunroom to get the electricity for a hot tub and the 110V outlets. All this was completed the week of Aug, 21th. When the trench was filled in, they left dirt piled up against the conduits on the side of the house and on the air conditioner slab. The electrician had to come back and fix a couple of small wiring problems then the room passed inspection by the county. 8/29/17. On 8/31 I found that the sliding glass door had a leak when it rained and the water it the door. Called Pete and he sent over two women that punched a couple holes in the frame to let water out and nothing came out. I told them it was the door itself but they knew better. Texted Pete over the weekend and he said someone would be there Tuesday, no one showed. Texted Pete Wednesday and it told me someone would call me. It turned out someone did not fill all the holes that were to be screwed into the door frame. The leak was finally fixed. The sliding door is slightly racked along with some of the windows, so some of them do not close without the sliding window and door not being square with the frame. During installation of the frame, chunks of the concrete slab were knocked out. I was told the concrete guy would come back and patch is up, but here it is December, and that still hasn’t happened.
I can only give you my experience, but if you are looking for a Sunroom, save your time, save your money, and save your frustration and go to a company that has some professionalism. If you are interested in looking at their work before you sign a contract with Southern Exposure, contact me. I will let you come and inspect their work before you hire them to work on you property..
