We wish to start by saying the design and beauty of the home is just top notch. That aside beauty in some cases is only skin deep. The Builder has clearly shown to be responsible in many cases and taken care of some items, others are still unresolved after 2.5 months. Many upgrades in the home such as cabinetry, flooring, R values, bathroom tile, however we have found 1 used appliance vs. all new appliances (verified by Frigidaire it was registered to someone else and a repair order existed well over a year ago prior to the home being built). The local appliance place declined and stated they did not install the dishwasher and they have no record despite the builder assuring us all appliances were purchased form Judd and Black. The builder (once notified) is making good on a cash refund but we are still concerned why this ever occurred and is anything else second hand. We have 6 keys, one for each different lock such as front door, french doors, deck doors, all different (quite strange). We suspect the builder installed all the door locks (not 100% sure) and left us with the brunt of this debacle, he will not have locks condensed to 1 key. Several of the contractors used were top notch such as Right Way Heating and also Boggs plumbing - loads of integrity on both companies and highly recommended, reliable and they aim to please. The electrical contractor West Coast Electrical, not very good. One of the cans in the ceiling has gone defective (no bulbs work), the same dimmer switch replaced twice is worse than the first, no power to the dishwasher, only 2 GFCI receptacles vs. 4 in all 4 bathrooms. Doesn't respond at times, sometimes its weeks for a return message, in some cases the cheapest bulbs possible - we've replaced 5 already in just 2.5 months. Just abnormal for a new 2017 home. Also, a few doors on the interior didn't close entirely (resolved), CAT 5e network cabling was used by West Coast though we had asked for CAT6 prior to purchase and were assured via email 2 mos prior from the builder. On day of move in we found CAT5e throughout the entire home (10x slower and older technology). Just got a bid to replace by licensed contractor $3100 in which they claim CAT 6 is the industry standard on their estimate.The builder declined stating it wasn't in the contract BUT we have his email assurance of CAT6 prior to closing of which he will "not" honor. It took us 1 minute to remove 4 Philips screws to pull off the cabling panel and to have this verified. Dry wall cutting and repairs, paint and rerun of all cabling needs to be done (about 3-4 days of construction). It would seem the builder assumed all was good and apparently some items were never checked post contractor installation. The on demand hot water was not configured properly almost 3 minutes to get hot water, after properly configuring Noritz only 5 to 10 seconds, oil canning (banging sound) from furnace, have finally all been resolved and working as they should. Still unresolved is a creaking staircase. Builder has not yet accepted responsibility for this ticketed item though many repair options exist online. For 2.5 months we have assumed the role of project managers and hope someday soon we shall get to enjoy this home. Should you buy a home from this builder, open every door, cabinet and double check everything. Register all warranty info for appliances. and make sure you can get warranty service (do a test and call to verify afterward). Be certain you have the correct amount of propane tanks. We have only one 120 gallon and require two per Skagit Farmers and Vanderyacht propane and also a local realtor that found it odd with a house this size and only 1 tank. Vanderyacht Propane offered to give as a 3rd for free since there is a 142 foot run from the street to the lone tank (propane co's have only 150 foot hoses so make sure your tank is well under 150 feet form truck reach) . Granite counter tops are a fine choice and blend well with the decor. Wood flooring and upgraded fireplaces also quite nice as well as carpet padding. Upgraded doors and windows as well as kitchen and bathroom hardware, all a +. A 3 star rating is reasonable on our part as many of these issues could have been avoided had they been checked by the builder.
