Sullivan Homes made building and designing our dream home a breeze! When everyone found out that we were going to build our dream home the horror stories started coming. We heard it all! We met with many builders because of this and by far Sullivan Homes was the best meeting we had. The first initial meeting we met with the owner Todd Sullivan himself. He came out to our property and listened to us describe what we wanted. He sat down with us and helped us create our dream blueprints. He was there with us during the whole phase of designing our plans along with Ron our project manager and Mary who runs the office side of the company. One thing that sets Sullivan Homes apart from other builders is they use NewHomes.House. This is available online and as an app. It is amazing! I am a planner and a control freak. I like to know exactly how much things are going to cost and I like to know what is going on at all times. This app allowed us to make our selections for our house. If we wanted to upgrade anything it showed pictures of what we could do and how much it would be! No surprises! What is even more amazing is there was very little that we needed to upgrade because standard was Mario and Sons Granite, Huntwood Cabinets, etc. They only work with the best of the best! During the whole time of construction Ron would upload pictures and write notes about what was being done to the house. I would get a notification from the app and I could see exactly what had been done! All those horror stories about going over budget and the project not running on time.... NEVER happened to us! Even with Covid our house was finished at the end of July! Ron our project manager was amazing to work with! His attention to detail and honesty was something my husband and I really appreciated. He would help us SAVE money! He was organized and always answered our phone calls or got right back to us. If it were not for him I don't think that I would have been so clam during this process. He helped explain everything to us along the way. Mary is also amazing! She is a woman after my own heart! She is organized and on top of everything! She always answered our calls and took care of anything we asked of her. What makes Sullivan Homes so different than other builders is Told, Ron, and Mary! They are so organized, have amazing communication, and are honest! They could have made more money off of us but they didn't because they truly cared about us. It was not about making money it was about making our dream come true! When they build your home you get a one year warranty but let me tell you the quality of our home is unlike any other new construction I have seen! The only issue we ran into was Fred's Appliances gave us two bad dishwashers! They wouldn't send out a technician for over a week! So Mary negotiated a new one and Todd himself drove 1.5 hrs from his house to ours and returned the bad one got the new one and installed it himself! Do you know of another business owner that would do that? I cannot praise them enough and I will always feel in debt to them for what they have done for us! Look at the pictures of our home! They speak for themselves!

Purchased a home built by this same builder. Who apparently “went out of business” and started back up again. Poor quality and structural defects. Called regarding warranty and states that’s it’s his “old company” which he has no records on. Apparently doesn’t stand by his work but uses our same neighborhood on his current website for reference on homes he has built

There adversarial nature and lack of transparent interaction makes this company one to stay away from .
This contractor made this project unpleasant and the lack of understanding of the needs of there client even more difficult.
Litigation is the constant threat used by the contractor (a grad of law school) We were not be allowed to see invoices for work or sign for approved materials you pay . They will use work stoppages as leverage tool . Not one to use if you value open communication .Response from Sullivan Homes LLC May 28, 2019This was a very unfortunate project involving clients that did not understand, nor wish to understand, the process of construction and what a"fixed bid" entails. In the last 25 plus years, my companies have constructed 1,000 +- homes in the Pacific Northwest. With all those projects, I have never - ever - shut down a project due to my client's actions. This was a first. During the course of construction, two core issues developed that became almost untenable. First, the clients demanded that I open up my cost of construction figures and validate every invoice that I received. This was a fixed bid project. A builder does not open up their "books" to a client's demand on a fixed price house. If this was a "cost plus" project, then the client participates in all invoicing and payments. Second, the clients selected an interior wood stain color that was very light. They wanted a darker stain. Upon staining an entire house pack (doors, base, case, trim), they refused to accept the color that they selected and demanded a new interior package and staining. This cost was in the tens of thousands of dollars. We are very careful with color selections. Our online selection program is extensive. With colors, are clients are told to "NEVER SELECT a COLOR ONLINE". Rather, go to the paint store, select a sample and try it on scrap material. This was not done. My clients selected the color from the computer monitor. As a result of the stain issue (and other problems), my clients refused to go forward. As a result, I placed my first "stop work" order in my history of construction. After a month, plus, the clients admitted that it was their fault and we restarted the project. The above statements are absolutely accurate. I have full documentation to support the above statements. It's a shame that a business reputation can be destroyed so quickly and without proof.
