    Build a house
    $580,000

    Overall we had a pretty good experience with Sweetwater, and I'd recommend them. This is our second home build, and they were superior to the first by far. There are some quality issues, but from our experience a home isn't perfect, though it should be close to it for the price you pay. We got them to fix most of the critical items before we moved in. Some of those items moved over to warranty issues since they couldn't be resolved before closing, and most of them have been fixed (about 6 weeks after moving in, so not too bad). The subcontractors were hit or miss. Some were good and others not so much. We were more disappointed in the electrician than any other subcontractor. He messed up or missed several things. The cement work would be next on the list. It was not finished well, and corrugated pipes from downspouts were damaged and not installed well during the work. In addition to that Sweetwater would not take the concrete driveway all the way to the road due to a drainage area along the road. They said code required stone to maintain drainage, but after contacting the city myself there is no such code. You are just supposed to maintain drainage which you can do with concrete. I suppose they didn't want to spend the extra money on it, or they misunderstood the code. I am now paying to have this done right, which is a bit frustrating. Our floors are uneven in spots, and it's really noticeable on the hard floor areas. The paint work isn't the best I've seen. The lines are not very clean. We had the bigger eye sores fixed before closing. We paid for a larger fireplace, and the larger one was not installed, but the standard sized one. Mat and Randy noticed when it was too late to fix. Had they not mentioned anything we likely wouldn't have noticed, at least not right away. We sincerely appreciated their honesty. They refunded us the upgrade cost. The build process was painfully slow. Some weeks they made a ton of progress and several weeks would go by without anything being done. It took a full 6 months to build. Mat and Randy were awesome to work with. They listened to our concerns and worked with us. They didn't really budge on the concrete issue, but did work with us well on several other items that came up. Sweetwater's initial design process was pretty good. Plenty of options and upgrade fees were presented to us during the selection process. The app they use is pretty nice and helped us keep in touch with Sweetwater, and track of our selections, and other parts of the build. I don't know of any other builder in Utah that uses such an app. Really nice and convenient. They do go above and beyond in some areas for build quality. One thing that impressed me was the 2x6s used on the exterior walls. They also do 16" o.c. A lot of builders would use 2x4s on the whole house, and many have switched to 24" o.c. because it's cheaper. With 2x6s the insulation was much thicker too, which is of course nice to have. Overall I would definitely recommend them. I don't know of any builder that builds a perfect house, or doesn't have some issues. And the issues we've had they've been good about fixing.

    My advice: don't use Sweet Water Homes. If you do here is some advice. Record every conversation you have with their real estate team, Especially Joel. It might be weird but it will save you a ton of heartache and stress. Expect it to take A LOT longer to get the house done. Nothing will be done correctly, make sure in your contract that is says you can go to the property everyday. You will need to do this to fix all of the mistakes that are made. If you get a 9' ceiling in the basement, know that its not a 9' ceiling. 8'8". Check any foundation, they will not even put a foundation where is says to on the plans. Framing, they will have your stairs 18' off if you don't check. Electrical: don't expect them to do this right, take your time and monitor every wire that is put in. They will put conjunction boxes if the run out of wire in your basement. They will put wire under trusses. If you say how bad of job they have done Richie will show up with the electrician and you will get cussed out and flipped off having him trying to fight you. Be very careful how to deal with them fixing problems. HVAC: Know they're putting the cheapest products they can. We have replaced our furnace after 1 year and 1 month. Plumbing will probably go smooth, hence the 1 star. Sheetrock: You will have over 200 screws sticking out, make sure you get them to come back before the warranty ends. Wood working team: Amazing. Cement: Make sure they don't put a rain line going under your driveway. Its costing us over $3000 to fix. Floors will not be level in the house and have bumps. For some reason that was my fault. Siding: Make sure they caulk your board and batten. Joel will tell you this is why it coast more but then they won't do it. Just know after a couple years you will probably see 10's of thousand of $ of items you need to fix so put that into your budget. Check every single thing that is done in your house. I would also go to a neighborhood that they have built in and ask people what they think of their house and the process, you are make a big decision and that would be worth the time.

    Craftsmanship is poor. Repairs take a long time. Subcontractors & owners are unprofessional. Not custom home professionals in any way. Beware, you will not get what you pay for.
