    MAJOR RENOVATION

    We want to warn this group about an unscrupulous builder, Tony Shaffer, who operates as T.M. Grace Builders. We engaged Mr. Shaffer to do an extensive remodel of our home. Paid him 50% up front and monthly draws as work was completed. After nearly ten months we began to realize that he was not paying his sub-contractors even though we had paid him in full. We ultimately had to complete the project ourselves and now find ourselves with numerous mechanics liens placed on our property from the subs, vendors, etc. that he did not pay. As we began asking questions we find that he has declared Chapter 11 bankruptcy in order to "reorganize" and continue operating as a builder. We have now met several other clients of his with the same story or worse. The experience has been a total nightmare. DO NOT HIRE TONY SHAFFER OR T.M. GRACE UNDER ANY CIRCUMSTANCES. THIS MAN HAS COMMITTED FELONY THEFT. NOT JUST AGAINST US, BUT AGAINST MANY OTHER CLIENTS AS WELL! We will pursue this with the Economic Crimes Division of the District Attorney's office, but we hope this post prevents you from making the same mistake that we made.

    avoid at all costs. tony and his team are complete scammers who use down payments from their clients to pay off other debts. if you are a sub-contractor, you will be asked to buy all of your material, finish your work, and you will not be paid. if you are a homeowner your deposit will be used to pay off sub-contractors and material suppliers from his other jobs. TM Grace is essentially a Ponzi Scheme and I'd be surprised if Tony doesn't end up being charged with a felony.

    If I had it to do over I would not have hired TM Grace to build a house for me. The house is lovely thanks to very skilled trades he had access to. The trouble lies in Tony's management of the project. He double billed and then wouldn't rectify the situation once it was pointed out. After further review there were other issues that are definite red flags.

    I would give 1 star if possible. TM Grace's billing practices are suspect at best. They submit wrong invoices to clients and double bill materials. They currently have several lawsuits pending against them. They require a Large deposit to start the project and use that money for their own operating expenses/projects. Then they delay your project when they cannot pay the deposit money back. The seem to not know zoning regulations and often require a zoning variance. Disregard any of my previous reviews since they were posted at the start of the project. Steer clear of TM Grace.

    TM Grace did a wonderful job of building my dream deck! I'm a perfectionist and had had them build a very detailed deck including a built in couch and grill cabinet. They were professional, easy to work with and delivered the deck on budget. Would recommend them to friends!

    A small kitchen remodel that took 3 1/2 months to complete. Should have been completed in 4-6 weeks. Poor planning, poor communication and the owner is an absolute jerk about money. After my initial deposit of 1/3 the project cost and putting another 1/3 of the project cost on my credit card a month in he asks me for a large sum that would have almost paid for the project in it entirety. At that point I only had demo and electrical roughed in. I was furious. Threatens to shut down the job site and is very quick to lien homeowners. He wanted to lien me because I was withholding my final payment until the job was done (minor punch list things). It was dragging and that is the only way I could motivate him to get it done. If it wasn’t for the construction manager my kitchen probably wouldn't be done because I'd be at a standstill with this jerk over money. Who pays for a remodel before it's competed? Only and idiot which I'm not. And what kind of contractor expects a client to pay before it's finished???? The amount he wanted me to pay 6 weeks prior to the job being finished was almost double what I owed him for final payment. I told him you will be paid when it’s finished to my satisfaction, I’ve walked through with the CM and I’ve reviewed all invoices. He wanted to lien me at that point. His billing is sloppy and tried to charge me for something I paid for out of pocket. He is basically using his clients as a bank. Months later and none of the subs have been paid. Guy owes numerous people money and is bouncing checks. Avoid this contractor like the plague. Not what I paid for. I know for a fact this guy has numerous clients who are not happy with their renovation projects. Honesty and integrity? Not so much. Too much aggravation and poor treatment. Not what I paid for.

    TM Grace Builders has been in Colorado for over 26 years. We have never used our clients as banks. Yes we require 1 month of project fees up front to secure the project. Without you identifying who you are we cannot verify what you are saying with what we know to be true. Being the owner of the company, I have never liened a single client of mine this I know to be a false statement you have made. I have paid every vender and sub-contractor for satisfactory work complete in the last 26 years. As far as honesty, integrity and character this must also follow suit for our clients and if you are truly one of our clients, then your lies indicate otherwise.
