I was under contract to purchase a rental property from Todd Carnes in College Station. We agreed to a price and had a signed contract. After three days, Todd called me to tell me that his wife was furious with him for accepting a contract on the property because she thought the price was too low (we offered a fair price and showed them that we offered above the comparable properties on $ / sq ft, $ / room, and gross rent multiple). He acknowledged that his wife was being unreasonable and that he tried to smooth things over with her but there was no reasoning with her. Michelle was so upset that she even returned the option fee to me through Venmo. I explained that I sympathize with his situation, but we had an agreement.
The next day we communicate with the listing agent and she asks us to re-submit the option fee through another method so that we can avoid dealing with Michelle. So we submit the fee again through another method that required an additional transaction fee. We also moved forward with the scheduled inspection.
The day we signed the contract, I mailed the earnest money check to the title company (as they instructed me to do). Todd went into the title company after the third day and right after we did the inspection and mysteriously the title company claims they haven't received the check yet. So Todd cancelled the contract. He knew that the check was in the mail and would likely arrive later that day, and he also knew when he accepted the second option fee and allowed us to spend $500 on the inspection that he planned to do this.
These are not honest people, they will deal in bad faith, and you cannot trust them. If you're looking to build a home or do business with these people in any way, I would strongly advise against it.
