Disclaimer: We are aware that we need to do follow ups, could have got second opinions, and that the home inspector has a limited time to conduct the inspection best to their ability.
This review and complaint is viewed from our opinion as a buyer and customer of Triad Home Inspections. Vagueness or non reporting equals several thousands of dollars to the buyer.
This past summer we used this business to conduct a proper inspection of our home before buying through Tyler Redhead & McAlister. As expected the inspector advised that he was very thorough and outlined several small items that even a beginner could fix, such as "nail pops, loose door knobs and sticking doors". These are items that are expected from a 50 year old house. The inspectors first words of business "This house is solid and structural it is in great shape." He continued to note the small things and stated he doesn't see any major issues with the appliances or climate control unit.
His tone was very reassuring and trusting, so we made the purchase.
Here are some items that were not reported properly to us, that could have swayed our bargaining price or caused us to pull out of the deal completely.
Again to be fair I will use the language that was in the report vs. what we had to repair and allow the consumer to decide if they want to use this company for the big purchase.
Triad Home Inspectors reported -
ROOF, ATTIC, GUTTERS, & DOWNSPOUTS: The accessible areas of the roof and attic were inspected for visible evidence of water penetration and for general condition, as well as for the presence of visible damage to the sheathing and/or the roof rafters resulting from water leaks, poor ventilation, obstructed gutters, and/or improper flashing.
Our findings are as follows:
The roof shingles show initial signs of age with moss growth.
This home is equipped with a single layered asphalt-fiberglass shingled
sloped roof that when viewed from the attic and from the ground,
appeared to be in adequate condition. The roof flashings, gutters, and
downspouts appeared to be in adequate condition. The roof structure
consists of roof rafters with board sheathing and wood ceiling joists. The
roof sheathing and the roof framing appeared to be in adequate
condition and properly structured. The attic was accessed by the pull
down stairs in the hall. The visible area of the attic was limited by the roof
structure, by the stored articles, and by the attic insulation. The visible
areas of the attic as viewed from entering the attic appeared to be well
built, properly structured, insulated with 2 inches of batt fiberglass
insulation, and ventilated with attic vents.
His report stated "in adequate condition".
Again in our opinion, because I am sure there will be critics, this was a $15,000 "in adequate condition" miss from someone that we hired to have our best interest in mind.
HEATING:
The heating systems of this home were inspected for proper
operation and general condition with the objective of identifying major
visible and/or major operational deficiencies.
Our findings are as follows:
This home is equipped with a masonry vented fireplace and two chimneys
that appeared to be in adequate condition. This home is equipped with a
natural gas fired forced hot air heating system that generally and
physically appeared to be in adequate condition. This home is equipped
with metal ductwork and flexible plastic ductwork.
All else appeared to be adequate as the heating systems otherwise
performed properly using normal operating controls, the ductwork
appeared to be intact, the air supply to each of the rooms was good,
and all appeared to be properly installed.
Once we got the keys to the house we had the furnace and HVAC units inspected. With this we discovered that the unit was installed on 06/8/1993! This unit is over 27 years old!!!! This could have been reported to us if the inspector would have looked a bit more. After being shocked with the age of the furnace the HVAC Technician advised that the unit's control board is shot and possibly hasn't worked for a few years. I asked how did the other owner's heat the house and he advised possibly the gas logs. I guess 27 years can stop a Trane.
In our opinion this is another $8,300 miss by this inspector.
This complaint is to advise consumers of our experience and to trigger caution when dealing with this company or any company serving as the eyes, ears and liaison to a home purchase.
I guess we put too much trust into this company/inspector and just expected that our best financial interest was in mind.
What we expected was full disclosure on any issues or hidden flaws of the house, but we feel like we didn't receive the basic information that only required basic knowledge of home inspections, visual inspections and basic communication to the consumer.
