Two Nightmares is more like it! I had an absolutely horrible experience with Two Hawks Design and Development.
From the very beginning there were massive problems due to lack of supervision on my project. It appears I was asking too much to have a builder who could read and follow blueprints. The ability to read and interpret blueprints properly is key to having a properly built home. Basic supervision of subs would also be something one might expect but don’t count it on with these guys.
One might also expect a general contractor to supply the G&D guy with a set of plans when excavating the property to prep the house for the foundation. But again, not the case.
One might also expect to have the foundation poured properly without having to bring people out with a sledgehammer to hack out the concrete making a complete disaster of exposed finished edges which are unable to be corrected.
Think a builder should assure the concrete company would put the necessary rebar in your stem walls and your footers? Think again! I was told the rebar was all there according to my blueprints and was told it was inspected by the city. Not true. They lied right to my face with witnesses present. Paradise Valley told me they did not inspect the rebar on my stem walls. I had to have the stem wall X-Rayed by an independent party to prove they were lying to me. Not to mention there are 6 footers missing rebar which need dug out, drilled into and rebar added costing me another $25,000 in repairs to make my house structurally sound.
Needless to say, after lying to me about the structure of my house and an inspection which had not happened, I terminated Two Hawks Designs and Development. It has now cost me 7 months of delays to correct plumbing, electrical, HVAC, concrete, framing, and all costing me, the homeowner, over $100,000 in repairs and resolving issues.Instead of framing the fireplace in steel like the blueprints called out, Two Hawk’s framed it in wood, not according to code. Had it not been caught, the fireplace company informed me that wall could have easy caught on fire when we used the fireplace the first time.
All the interior doors needed corrected, walls were incredibly crooked, the garage doors needed a ton of work to be able to hold a standard garage door, the floors were so uneven we had to have concrete ground down in some areas, the added in others. They put 3 steel beams in the wrong place then tried to tell me it was the architect’s fault. It was not. Two Hawks failed to follow my blueprints properly causing countless mistakes costing me thousands of dollars in repairs.
And forget about budget, when I asked why bids were coming in higher than I was quoted in the contract, I was told, “It’s not like we’re making up bids". They got the project based on their bid. When one signs a contract based on a price to build a house and told certain bids are hard bids, one might believe the builder would honor those prices” Plus they padded my bill with unapproved charges.
Anyone can make themselves look great online with beautiful photos but don’t let that fool you. Careless, clueless, incompetent and dishonest sums up my experience with Two Hawks.

From day one we have had nothing but problems with our custom home. Recently found out that we have black mold in our master shower due to faulty engineering and craftsmanship with the steam shower component. Our ductwork is too small so it sucks up every filter we put in the return air vent, fixtures are falling apart and the owner Arash never even welcomed us to the home when we closed. The story goes on and on and on. Buyer beware… Wish we never bought this home
