    We had a home built by Walter, it was more than 10 months overdue, he never provided a certificate of occupancy to us, and lied to us multiple times. There is work still not complete on the property and defects we have found including in the stone work, he will not honor his builders warranty. and has advised us to "Sue him."     Walter Paul Flagga (WPHomes) was referred to me by another contractor. After interviewing 5 builders, I quickly realized WP Homes was the best choice. While WP Homes was not the cheapest builder (you get what you pay for) they were by far the most concise, thorough, considerate (of budget limits) and offered by far the best options and ideas for our new home. It was amazing the ideas WP Homes suggested (as he says, I build a house like I would want to live in). Options were explained, how they would add value, price and time to complete (changer orders were handled the same way). There were no surprises. In the end I have an amazing new home, that many people in the HOA comment as one of the best looking homes. If I ever build a new home again, no doubt it will be with WP Homes.

    This builder offered to step in and take over our home construction when another builder left us high and dry. Mr. Flaga communicated it would take approximately a year to complete our home due to having to rebuild a good portion of the home and he was right on schedule. This builder uses top quality building materials and well skilled contractors. Mr. Flaga told us from the beginning that he builds a home like he was going to live there himself. The workmanship is superior and his attention to detail is outstanding. We are extremely happy with our beautiful home.

    This was originally written in June 2024, but is being revised in December 2024.

    I wouldn't recommend anyone to work with this builder. If I could go back, I would change this review to one star, but I tried to give credit for the items on site which were completed.

    Build quality is acceptable for what gets done. However, this builder will promise you things not in the contract and then fail to deliver - make sure you get everything "he's going to throw in" in writing. Builder has very poor, occasionally aggressive, communication and lackluster administrative skills to run his business. He will then make it your problem as a client.

    Projects will be continuously delayed with little to no explanation unless you badger for an update, and then he will get upset at you for following up after you've been ignored multiple times and sometimes for weeks on end. Also, nothing is ever his fault, never his failure to manage his projects, never his failure to timely communicate issues to his clients, and so on.

    He may drop tens of thousands of dollars in invoices on you two weeks before Thanksgiving without warning on the full amount, some of which for figures we never discussed. In our case, we thought we would be paying $23000 in options when the build was complete for expanded basement finish and to add sliding doors. Instead, we got those and three more invoices never before discussed for a total of ~$45000 for site clearance and city fees from June. How do you rack up $22000 in extra fees and not discuss them until you drop them on someone right before the holidays? Fortunately, we were able to take a huge 401(k) loan and liquidate our mutual funds in a panic.

    After all that, your project may EVEN be left unfinished and he will ask for money five months after keys were turned over or threaten to put a lien on your house for items he failed to mitigate or communicate at the appropriate time.

    We are still waiting on a shower enclosure for our main bath TWELVE months after obtaining keys. The builder demanded more money months after ordering the enclosure (without telling us he exceeded the enclosure credit), but refused to specify how much more would be due, and stated that he was going to throw a lien against our house. He then finally texted "SUE ME!!!!" when we indicated we would not pay more for the enclosure. We also found out about six months after obtaining keys that we did not have a valid certificate of occupancy. And finally, the builder has refused to honor his builder warranty. So we have drywall screw pops all over and fireplace stones falling out and no one to assist.

    I strongly advise you find another builder outside of Walter Flaga or WP Homes LLC for a semi-custom or custom built home. If things go wrong, they go very wrong and he's absolutely not going to take any of the blame.
