I am the unfortunate buyer of a home from Panek/Panek Homes/Windy City Dev Group LLC or whatever he wants to go by. This contractor does poor work, does not honor written warranties, conducts himself in a dishonest fashion and will not stand behind his work as a general contractor. To name just a few issues we have had, all within a year of owning the home -
1) Issues with outlets not working on the exterior of the home
2) Inconsistent heating between the main and lower levels of the home causing a ~10 degree difference between the main and lower levels
3) Front window leakage due to lack of proper installation as per ClimateGuard, the manufacturer of the windows – cracked mullion due to poor installation
4) Internal electrical issues (lights flickering, etc.)
5) Basement door is not properly installed – not flush to outside and will not fully close
6) There is wood paneling on the front of the house – it is starting to show signs of deterioration. We have engaged other contractors who have told us that this type of wood absolutely should have been sealed, it was not
7) Most significant BY FAR is the roof – significant and persistent leakage at 4 different times throughout 2019, repeated failed attempts to fix the roof, lack of responsiveness, significant internal and external damage (drywall, paint, floors, window frames) totaling nearly $20K
There is a clear and consistent paper trail of the contractor being informed of these issues and alternately attempting fixes that do not work, ignoring the issue/request completely, suggesting that he was not informed of the issues (an outright lie) and refusing to take accountability for damages caused through contractor negligence/incompetence.
