William Ryan is not a responsible home builder here at The Fairways at Victory in Verrado. We have lived in our home for three months and still cannot take a shower in the primary bathroom. They cannot get their act together in the Corporate Office or in the field. Please reconsider if you are thinking of purchasing one of their homes. This has become a real problem in our senior years.

If you are planning on building with William Ryan, I would suggest reconsidering. If you are already in the process, take what I’m telling you to ensure that your situation doesn’t end up like mine. I’m going to keep this concise because I could write a book. I have pictures and paperwork to back up everything I’m saying, and I have other homeowners in the area who went through the same thing.
The building process was fine. No complaints. We moved in January 2021. The day we got our keys, we were concerned because several items were not complete and there were many cosmetic blemishes. We were assured they would be taken care of immediately. I also had to pay to get the house cleaned because it was absolutely filthy and even had dirty toilets.
As of June 30, 2022, everything that was incomplete is now finally done, except for two items. It took a year and a half of little to no communication from William Ryan. I finally figured out how to get through to corporate and let them know I would be filing a complaint with the Registrar of Contractors. An hour after I sent that email, someone called me back and came out immediately to get everything done.
Cosmetically, it’s a disaster. Here is a short list:
• The grout has areas that are crooked, caked, chipped.
• Bowed walls.
• The exterior painting is uneven.
Other issues:
• Stucco is falling off already.
• Carpet is matted down already.
• The garage is uneven and has dirt and water going into it consistently.I would also like to note the lack of communication. We took days off work for contractors that no showed, we could never get a straight answer on schedules and our calls and emails would often go unanswered.
Overall, I’m dissatisfied with this house. I would be very careful during your walkthroughs and make sure you are constantly following up. Get a second opinion when you get your keys.

Absolutely the worst builder I have ever had any dealings with. I highly recommend that anyone thinking of building a WRH (William Ryan Home) think otherwise. I have submitted files to the Better Business Bureau and the Register of Contractors. I've only been in my brand new home for home for 4 months, and it's been a nightmare.

The July 4, 2022 review captures a similar experience we had time 3 newly constructed family homes in Arizona. 2 months later "repairs" are basically complete to the level that the builder was willing to accomplish. So bad and tainted is our experience, we are selling the homes. Indeed this takes the concept of the buyer to beware to a whole new level. We were told by upper management the building requirements are a running toilet, a functional sink, and a microwave. Our home flooded twice in the first 2 weeks, due to debris in the sewer line that had not been scoped. Literally the tip of the iceberg. Let's not even mention the installation of our design center upgrades from JRMcDade. We wish anyone that purchases the very best and not experience.
