I would not recommend this builder to anyone. The entire process was a complete mess. Nothing is organized; when I asked, at least 10+ times through the build process, to see where we are at in terms of our budget (to prevent going over budget), I was never allowed to see this comparison. Once we got to the theoretic close, we were told that we were $200K over budget, mostly due to labor, of which we didn't see one invoice or bid, so I would have had no idea of this overage.
Also, we had to be out of our old house in mid-July to move into the new house. We had been told that we were possibly going to be homeless until the end of July. We got to the end of July and they told us it wasn't ready. Contractually they had to perform by Aug 8th. They only "allowed" us to live there under temp occupancy so that they wouldn't be in breach of contract. From that point forward we had to live around contractors working because the house was nowhere close to being complete. So basically, we were homeless for a month and I have a family of 6, so that was a disaster trying to find last minute airbnb's to stay at, never really knowing what date we could move in. Not to mention that this was pretty much when my kids' school started, so it couldn't have happened at a worse time.
They also got into a big argument with my loan financer (Wells Fargo) because they expected to be paid at that point, yet they didn't meet the federal qualifications to do so (per my lender). It got to be the end of August and the house still wasn't complete enough for my lender to close with them. They were threatening me because they needed to pay their subs, but they were out of money from the construction loan, that they developed from their budget, and they didn't realize this until a week before they were out of money (because they were not monitoring budget to actuals). They were begging me to pay the subs but my lender told me not to because I needed money to close, but they couldn't tell me even how much, so I followed the lender's advice to not pay them.
Then, come mid Sept I was notified that my loan pre-approval expired because they were in such default of completing our house on time, and they had to re-pull my credit, only to find out that there was something posted in error by a creditor and the lender could no longer lend to me. So, I had to switch to their lender just so that they could get paid. Even their lender told me how disorganized they were and there were having a hard time closing because of this.
All of these delays were caused by Wulff's mismanagement of our home project. We thought all of this was finally settled when we closed at the end of Oct (yes, you read that right - 3 mos after the date they were contractually obligated to fulfill), only to find out in January that they didn't properly reserve for all items in escrow, at which point they came at us with another $3,500 in expenses.
This whole build was a horrific nightmare.
