This will be a 1000 square foot A-Frame house in Ellijay, GA. I am wanting mid-range finishes. Budget is $230K - $250k. I have the lot and I'm starting the process of getting HOA approval. I hope we can start pulling permits within a few weeks. I've attached the plans, however, I am getting a couple small modifications done and a new framing plan drawn up that is a bit more efficient. The lot is sloped and initially steep. From my understanding, we will have to do a full or partial unfinished basement where we can put some mechanicals. Then bring in fill dirt for the driveway and parking. The basement walls will likely need to be 10' tall. The exposed basement walls will need to be covered in stucco, per the HOA. 1000-1300 sq ft custom home build. Three main rectangular rooms approximately 350 sq ft each, one main living room, one kitchen and dining room, one bedroom and bath. Each room is detached from one another, except for a hall that connects them together. I have CAD for my own design and will require a GC that has patience and a willingness to participate and collaborate on this imaginative project design.
