Kitchen Remodel
Remove the wall between the 8x10 kitchen/dining (combined area of 8x17) and the living room to rearrange the "U" layout to an "L."
Add a kitchen island seating 2–4.
Replace the backsplash, counters, and flooring.
Reuse most cabinets and stain and/or paint, maybe add glass or a couple open shelves with new hardware.
Add a vent hood and find a new location for the microwave.
Keep a smaller dining table or nook if possible. New overhead lighting, island pendants, and undercabinet task lighting. New appliances.
