We are looking to start this project early winter but want to secure a contractor immediately. We unfortunately have a very fixed budget that we need to stick to in order for this to work. The house is a ranch that we are gut renovating, adding a tiny garage extension (to max out on lot coverage) and adding a second floor (and finishing attic level after COO). We were trying to preserve the existing house as much as possible so that this can be quoted as a renovation vs a new construction. I am getting mixed answers from contractors on using existing frame vs. taking down and just using existing foundation and footings.
